In addition to its direct location at Einfelder Lake as a recreational area with forest and the Dosenmoor nature reserve, the site impresses with its walking-distance proximity to local suppliers, various – even high-quality – restaurants, doctors, pharmacies, several kindergartens and schools as well as bus stops. Energy Concept
Due to recent developments in the energy markets and the increased interest in the energy costs of a property, we provide you with a somewhat more detailed insight into the energy concept.
The building was constructed to the KfW 55 standard and, thanks to its excellent insulation, requires comparatively little energy. An air-source heat pump supplies the house with the thermal energy needed for heating and domestic hot water.
The photovoltaic system is included in the rental. The electricity produced on the roof is available both for the heat pump and for general household use. An intelligent control system uses any surplus energy from the PV system to heat the hot water storage to a higher temperature, thereby storing energy for later use.
The underfloor heating can be controlled individually in each room. In combination with the ventilation system, this creates a pleasant and constant indoor climate.
Electric Car: A wallbox can be installed easily. The necessary cable as well as the preparatory work in the fuse box have already been provided.
As a tenant, you will settle the costs for water and electricity directly with the respective provider. This saves you from expensive meter rentals and billing services. A so-called "heat pump cascade with PV" metering concept has been chosen. This means that your electrical energy needs are first met by the PV system, provided it produces sufficient energy at that time. Only the "shortfall" will be drawn from the grid. Furthermore, it means that you can book a special tariff for the heat pump with your provider – tariffs that are cheaper than standard household electricity.
