We offer our beautifully renovated and modernized residential house for sale – an original vintner’s house featuring a vault. It was purchased by us in 2002 and has been completely renovated and modernized: the rooms were enlarged, two bathrooms were completely renewed, the water pipes were replaced, the radiators renewed, and the electrical wiring was largely renewed as well. The original wooden floorboards were sanded, restored, and newly varnished. Wooden windows were custom made, while other plastic windows were replaced. The heating system is hybrid, consisting of an oil central heating system along with a water-carrying wood stove with a buffer storage; for sunny days, solar panels are used to heat the domestic hot water – for about six months of the year we don’t need any oil for hot water, since we have always heated with wood and thus require a maximum of 300 liters of heating oil per year. The house is insulated on three sides, including the attic. We wanted to preserve the stone front, so it remains uninsulated. There are four basement rooms including a sauna with a shower. The oil heating system can be replaced by a pellet heating system; thanks to the wood stove and the solar system this is subsidized by 60%. There are three bedrooms, two full bathrooms, a guest WC, a kitchen and a living room, and an office or storage room. The ceiling height is three meters. The balcony is 22 m² and the garden is approximately 50–60 m². The house can be used immediately without any repairs or maintenance needed. The kitchen is included in the sale. The energy certificate is in progress and will be provided.
Of course, the oil heating system can continue to be used; it is approved, maintained, and in good order.
