Nabízím k pronájmu krásný a prostorný byt 2+kk o velikosti 58 m², který se nachází ve 3. patře třípodlažního cihlového domu bez výtahu, jen 50 metrů od parku Třešňovka.

Byt je ve výborném stavu a kompletně vybaven – ihned k nastěhování bez nutnosti jakýchkoliv úprav či investic. Letos byla nad bytem provedena kompletní rekonstrukce střechy. Přestože je dům blízko silnice, v bytě je příjemný klid.

Dispozice: velká obytná místnost s kuchyňským koutem, galerie (pracovna) s vlastním oknem, samostatná neprůchozí ložnice se vstupem z předsíně, koupelna s WC a předsíň. Kuchyň je vybavena linkou, sporákem, myčkou, novou lednicí a mrazákem. V koupelně je pračka. Vytápění je etážové s vlastním plynovým kotlem. Dům je připojen na kabelovou TV a internet O2. Sklep k bytu bohužel není.

Poslední nájemníci zde žili spokojeně více, než čtyři roky a stěhují se jen kvůli potřebě většímu bytu. Hledám podobně spolehlivé nájemce.

Skvělá dopravní dostupnost: zastávka autobusu 50 m od domu (na metro Palmovka nebo Vysočanská cca 7 minut), tramvajová zastávka 300 m. Výborné nákupní možnosti (Kaufland, Albert) v bezprostředním okolí bytu. Školky a školy také velice blízko (do 500 m).

Poplatky za plyn, vodu a elektřinu dle skutečné spotřeby (cca 3 500–4 500 Kč měsíčně). Celá podkrovní vestavba je zateplená.

Prohlídky budou možné v týdnu od 17. listopadu, nastěhování od 1. prosince. Kauce je pouze ve výši jednoho měsíčního nájmu, nájemné se platí předem.

I offer for rent a beautiful and spacious 2+kk apartment with an area of 58 m², located on the 3rd floor of a three-story brick building without an elevator, just 50 meters from Třešňovka Park.

The apartment is in excellent condition and fully furnished – ready for immediate move-in without the need for any modifications or investments. This year, the roof above the apartment was completely renovated. Although the building is close to the road, the apartment enjoys a pleasant quiet.

Layout: a large living room with a kitchenette; a gallery (study) with its own window; a separate, non-through bedroom with an entrance from the hallway; a bathroom with a toilet; and a hallway. The kitchen is equipped with a countertop, stove, dishwasher, a new refrigerator, and a freezer. There is also a washing machine in the bathroom. Heating is provided on a per-floor basis with its own gas boiler. The building is connected to cable TV and O2 internet. Unfortunately, there is no storage cellar for the apartment.

The previous tenants lived here happily for more than four years and are moving only because they need a larger apartment. I am looking for similarly reliable tenants.

Excellent transportation accessibility: a bus stop 50 meters from the building (about 7 minutes to the Palmovka or Vysočanská metro stations) and a tram stop 300 meters away. There are excellent shopping options (Kaufland, Albert) in the immediate vicinity of the apartment. Kindergartens and schools are also very close (within 500 meters).

Charges for gas, water, and electricity are based on actual consumption (approximately 3,500–4,500 CZK per month). The entire attic conversion is insulated.

Viewings will be possible on weekdays starting November 17th, with move-in available from December 1st. The deposit is only one month’s rent, and the rent is paid in advance.

I prefer tenants who are reliable, fair, and looking for a long-term arrangement.
