The usable space (total area) of the RMH is 186 m², with 132 m² of living area plus an additional 25 m² of a bright, habitable hobby room.
• Size of the house plot: 154 m² plus 11.6 m² for the second parking space with carport.
• Total plot: 302 m², including a 1/13 share of the communal area.
The RMH offers you spacious living in 5 rooms:
• Ground floor with entrance hall, guest WC, kitchen and a large living-dining room.
• First floor with a spacious bathroom with a large bathtub + shower, 1 bedroom, 2 large children’s rooms (one with a balcony).
• Attic with a bright, large studio featuring 3 windows; hookups for a shower and WC are available in the floor at a suitable location. The sloping ceiling extends to the floor on the interior since it has not been walled in, allowing this area to be used and creating a greater sense of space.
• Basement with a heating and laundry room, storage room, and a hobby room finished to living space standards with 2 large windows and a light well.
• Southwest balcony with a glass canopy.
• 2 carports, one of which is directly attached to the house and finished with a laminated glass roof, suitable for buses in an extra-long version up to approximately 2.20 m in height.
• Covered entrance area.
Due to its construction date in 1998, the house is guaranteed to be free from legacy issues. The contemporary floor plan is versatile in its use. You can see the entire residential complex in the open space design plan. The property is free of development contribution and cost reimbursement charges.
You will be living in Seefeld-Hechendorf in the popular 5-lake region, west of Munich, right in the midst of the recreational area yet close to the city! In just 7 minutes’ walk you can reach the Pilsensee lakeside bathing area. The village is directly surrounded by 3 lakes and forests, making it an ideal place to live for families, nature lovers, and recreational sports enthusiasts (swimming, jogging, hiking, mountain biking, windsurfing, sailing, stand-up paddleboarding, etc.). Hechendorf is a district of 82229 Seefeld with a total of approximately 7,600 inhabitants and is located on the Hechendorf ridge at 615 m above sea level.
The house is situated in an absolutely quiet location amidst plenty of greenery. It does not border directly on a road (see the open space design plan). In the wider area, there is also a 30 km/h zone. The 13 terraced houses of the residential complex stand on a generously landscaped overall area. The communal area includes a small playground and a fenced pond. Each owner holds a 1/13 share of the communal area. The gable orientation is roughly NE and SW; more specifically, it is NNE (entrance side) and WSW (garden side). From the dormer window in the attic, you can enjoy an exceptional panoramic view to the south of the Andechs Monastery and the Alps with the Zugspitze (see photo). With these added features and the good connection to Munich, the house is also very rentable.
Features:
• Large living and dining area with floor-to-ceiling windows.
• Spacious bathroom with a shower and a large bathtub.
• Separate guest WC.
• High-quality real wood parquet (Canadian maple) in the living-dining area and attic studio.

Infrastructure:
Munich is quickly accessible via the Lindau motorway (junctions Inning, Wörthsee, or Gilching). The S-Bahn station is about a 5-minute bike ride away. The village offers shopping opportunities with a snack bar and café, a pharmacy, doctors including dentists, and two restaurants. In addition, there is a kindergarten at the school, a modern, large children’s house with kindergarten and nursery, as well as an elementary school, sports clubs, and a fitness studio. In 3 minutes’ walk, you will find the bus stop with lines running in various directions. The secondary school and the grammar school in nearby Herrsching are also quickly accessible by bike, bus, or S-Bahn. For inline skating and basketball, the village has a large sports field and another one at the school. A weekly market and a community center for events complete the offerings.
Here, you live right in the holiday region surrounded by forests. You can reach Pilsensee on foot in just a few minutes. Additionally, Wörthsee (Paradieswinkel), the Oberndorf leisure area on Wörthsee with a restaurant, and Ammersee are in the immediate vicinity. There are plenty of opportunities for hiking, swimming, windsurfing, sailing, stand-up paddleboarding, and mountain biking. Another hospital is located in Herrsching.
Schloss Seefeld with its restaurant and beer garden, featuring the Breitwand cinema and interesting cultural events, invites you to enjoy your free time. It is also the starting point of the romantic King Ludwig Trail, which leads from Schloss Seefeld to Andechs Monastery (with a beer garden).
