a beautiful apartment in Spechsart is currently being completed. It has been completely gutted and renovated. To keep things clear, I am listing the apartment’s key features below:

- approx. 79m² of living space including a balcony

- a private basement storage unit

- a private garden at the rear of the property is available for use (situated on a slope/terrace – formerly a vineyard)

- a garage is also available, although it is an old GDR garage with its own access at the base of the slope property

- as mentioned, the apartment has been completely gutted and renovated

- all floors including the substructure were demolished and rebuilt

- parquet/laminate was installed in the style of a country house plank floor, complete with white period baseboards

- the bathroom was completely renewed, including all pipes and drains

- all visible elements in the bathroom (toilet, bathtub, sink, etc.) were replaced

- both the bathroom and kitchen backsplashes have been newly tiled

- the entire electrical system throughout the apartment was replaced, including the doorbell system

- the heaters were renewed and painted black

- only the period living room doors and windows have been retained

- LED spotlights have been integrated into the bathroom

- note that in the bathroom pictures, the LED mirror and the shower enclosure are not yet visible (therefore, I have attached a picture of a similar apartment)

- Additionally, we offer all tenants the option to have a built-in kitchen installed (at our expense). However, the rent would then increase monthly by 1.25% of the purchase cost.
