The apartment features high-quality, modern furnishings. Cable TV and Wi-Fi are not available. The furnishings should be used with care. It is cozily furnished.

Regarding additional costs:

A caretaker including winter service, stair cleaning once a week, and waste fees are included. Electricity is billed separately. The meter is read upon move‐in and then separately at move‐out based on consumption. There will be no additional payment, only electricity is billed separately. The additional costs are fixed fees. No extra payment is due after the rental period.

The deposit covers rent loss, damages, or the final settlement.

Final cleaning:

The apartment must be left clean and broom-swept.

A hygienic cleaning fee of 80.00 Euros will be charged separately upon move‐out.

We provide bed linen and towels if desired.

In addition, there is a television, a new washing machine, and a Saeco coffee machine.

The apartment is located in Garitz, near the KissSalis Therme. Free parking is available in front of the building, or you can rent our duplex garage. Major grocery and shopping markets are 500 meters away. The city center and spa park are about 1.5 km away.

The apartment consists of 2 rooms. The new large open living concept is modern with an open plan living-dining area.

The apartment has been completely gutted (except for the bathroom interior with bathtub).

Everything is new and modern! The apartment is styled in Italian fashion, predominantly Venetian.

You should be a non-smoker and single. You should appreciate absolute quiet. In this 7-unit building, the majority of owners are seniors. Loud music or parties are not welcome in this property.

For 2 occupants, the additional cost share increases by 150 Euros per month.

You will also need to register a secondary residence in Bad Kissingen. Otherwise, for the first 6 weeks, a spa tax will be added.
