The apartment has been terminated as of December 31, 2025, and therefore must be re-let by January 1, 2026 at the latest. However, in agreement with the current tenant, it can be taken over earlier because she will move out at the end of October 2025. Currently, only single individuals live in the building – all of whom work full-time – making this a very quiet house.

The apartment is located in the upper part of Papestraße, about five houses away from Gemarkenstraße. On Gemarkenstraße—in the heart of Holsterhausen—all the shops for daily necessities can be found. Also on Papestraße, there is an Aldi below, so everything can be reached on foot in just a few steps. There is also a market once a week directly on Gemarkenstraße. Public transportation is accessible on foot in two minutes at Gemarkenplatz, from where one can quickly reach Essen’s main train station. The district court and Essen’s hospital can be reached on foot in 10–15 minutes, if one prefers not to use public transportation. In addition, below Papestraße there are further connections for local public transport (subway/S-Bahn).

Holsterhausen is a very popular district, which now also features many attractive bars and restaurants frequented by young people. Holsterhausen is considered one of the most desirable neighborhoods in southern Essen.

The apartment is located on the 4th floor. Above the apartment there are only the two drying areas for laundry, meaning that noise from footsteps by neighbors above is not a concern. On the 4th floor, there is only one apartment, so there are no adjacent neighboring apartments in the building – offering a quiet, solitary setting at the top of the building.

The bathroom features a bathtub, one separate shower tray, a toilet, and a washbasin in the standard sanitary white finish. The floor is tiled in white, and the surrounding wall tiling is in blue. The bathroom has a central hot water supply, with consumption recorded by a separate meter so that each person only pays for what is actually used. The house is equipped with the latest heating technology – a very energy-efficient condensing gas boiler with central hot water supply. Heating and hot water costs are already included in the additional charges. Television reception is secured throughout the building via a satellite system. Additionally, a fiber-optic connection has been installed in the building. The living room, bedroom, study, and entrance hall are fitted with genuine light oak parquet flooring. The large balcony, which is not clearly visible in the pictures but is quite deep (the tenant always calls it “her rooftop terrace”), faces the rear and receives sunlight from sunrise (southeast). When the sun is high in the summer, the balcony is sunny throughout the day because the roof above is not very high, allowing sunlight from the west to reach the balcony in summer as well. Since the attic space is above the apartment, it benefits from good headroom and minimal sloping ceilings. Thanks to the many windows, the apartment is very bright—a “nest” beneath the roofs of Holsterhausen. From the living area facing Papestraße (southwest exposure), one can access the kitchen. In front of the kitchen, there is a built-in closet in the living area for additional storage space. The living room is arranged in an L-shape. The spacious eat-in kitchen—also connected to a storage room within the apartment, which provides plenty of storage space—faces Papestraße and receives sunlight from the afternoon until sunset (southwest exposure). The bedroom and the study are on the garden side. From the study, one can then access the balcony. The bathroom, the bedroom, the children’s room, and the living area can each be reached separately from the entrance hall. As mentioned, the living area leads into the kitchen and the storage room.
