The apartment is completely and timelessly furnished with a single bed, extendable desk, chair, stool, wardrobe combination, and hanging shelf. On the bathroom wall adjacent to the room is the kitchenette equipped with a refrigerator, ceramic hob, and microwave, as well as storage and shelving areas in wall-mounted and base cabinets.

The apartment includes its own basement storage room. Bicycle parking spaces are also available in the building’s basement.

Investor Information

Since we took ownership in 2013, the apartment has been continuously rented—even during the coronavirus period, we never experienced a vacancy. We chose an “all-around carefree package,” meaning that the property management and the connected service agency handle everything related to the apartment and its rental: condominium management including service charge billing, tenant search, rental contracts, organization of move-ins and move-outs, minor repairs, etc.

We personally are not involved in anything and have always been extremely satisfied. Of course, this level of service is not mandatory!

Since October 2024, the apartment has been newly rented. The basic cold rent currently stands at €663 (graduated rental contract). The tenant is responsible for an advance payment of €147.50 covering operating, heating, and electricity costs.

The Campus Viva Residential Complex

A modern and well-maintained complex with a total of 346 apartments spread over seven floors.

On the ground floor are communal areas, such as a kitchen lounge, fitness studio, and a laundry center. A large green area featuring a terrace, BBQ, and seating is situated on the rear side of the building.

For these reasons—and due to the cooler summer temperatures—we chose an apartment on the opposite side of the building.

Internet flat rate, cable TV, and WLAN are included in the rental price.

Our apartment is located on the first upper floor of “Campus Viva,” a residential complex built in 2012 for students and trainees.

The complex is very well connected by public transportation via the Siemenswerke S-Bahn stop (230 m) and the Obersendling U-Bahn station (900 m), while also being within walking distance of the Isar River.

In the vicinity of the residential complex and U-Bahn station, there are plenty of shopping opportunities, cafés, and restaurants.

It is only 400 meters to the Languages and Interpreter Institute Munich (SDI).
