We are renting out a completely newly finished and high-quality furnished apartment in a fully renovated and modernized building. Here you will experience modern living comfort in a stylish ambiance – with the special highlight of a large 75 m² private garden that is directly accessible from the apartment.

Amenities:

- Bright, friendly apartment with direct access to the garden (75 m² of exclusive garden area)

- Your own parking space with an electric charging station

- Fully furnished: 1.40 m bed, wardrobe, shelves, cozy couch with coffee table

- Modern, fully equipped kitchen with sink, ceramic hob, oven, and refrigerator with freezer compartment

- Daylight bathroom with a large frameless glass shower cabin

- Separate wardrobe area and a small storage room for extra storage space

Since I cannot indicate it any other way here, I would like to list the exact cost breakdown:

The rent of €970 includes all additional costs (ultrafast internet, sweep-week service, insurance costs, garbage disposal, etc.). You will pay an advance for ancillary costs for gas, electricity, and water of €90 per month, and consumption is then billed periodically. The all-inclusive (warm) rent thus amounts to €1,060.

Within a short walk you will find shopping facilities – everyday stores, the Cannstatter Carre, Bad Cannstatt station, the Wasen grounds, the stadium, and the Neckar river.

You can conveniently do your laundry in the basement using a coin-operated washing machine and dryer.

In front of the building there are seating areas and a storage area for bicycles (even covered under the balcony).

The apartment is ideal for early-career professionals or students at the end of their studies who appreciate a well-kept, quiet, and modern living environment, are considerate in communal living, and tidy around the house.

Smoking in the apartment is not permitted. Pets are not allowed.

Additional Information:

- Shopping facilities are right around the corner (Netto, bakery, pizzeria, Aldi, döner, pharmacy, bank, etc.)

- Bad Cannstatt station is just a few minutes’ walk away

- The Cannstatter Carré is right around the corner

- The new Veielbrunnenpark is right around the corner (the outdoor gym is only about 50 m from the apartment)

- The Neckar river with the Neckar cycling path invites you to jog and ride a bike

- The Wasen grounds and the stadium are reachable on foot within a few minutes

One more important note regarding the handover of the apartment when moving out: We want everything to be perfectly clean when a new roommate moves in. Therefore, your room will be professionally cleaned upon the move-out of the previous tenant. Due to past experiences with the cleanliness of shared apartments at move-out, we have agreed on the following: Your room and the common areas must be handed over swept clean and tidied up. The cleaning service will then make everything perfectly clean. A flat fee of €150 will be charged for this service. It may sound strict, but experience has shown that there are always people who do not know how to properly use a cleaning cloth, and the new tenant will, in any case, receive a clean room :-)

The apartment is furnished and therefore is only rented to non-smokers without pets.
