The costs of any potential Eternit roof renovation can be reduced through tax relief and state subsidies (currently 10% with appropriate insulation).
There is a need for modernization of the windows. However, this is with moderate energy consumption.
The Federal Office for Economic Affairs and Export Control (BAFA) subsidizes window replacement to improve energy efficiency. The subsidy is usually 15% but can be increased by another 5% up to 20% through an individual renovation roadmap (iSFP). Furthermore, KfW (the state development bank for reconstruction/ state promotional bank) offers low-interest loans with repayment bonuses for larger renovations.
Due to the new Building Energy Act (GEG), the existing oil central heating system must be replaced.
In Baden-Württemberg, there are subsidies for new heating systems through the nationwide Federal Funding for Efficient Buildings (BEG) and additional state programs, which can add up to a subsidy of up to 70% of the eligible costs, which for a single-family house amounts to a maximum of 21,000 euros.
What almost no one knows: KfW recently announced an entirely new subsidy that every homeowner can additionally take advantage of. This is a supplementary loan with an effective annual interest rate of 0.01%.
What does this mean in concrete terms? Homeowners who, when purchasing a heat pump, take advantage of the state subsidies of up to 70% can finance the remaining 30% with the interest-free supplementary loan.
The external staircase to the in-law apartment requires tiling. In addition, the garage roof has a small leak and must be sealed.
