The magnificent Bad Bentheim Holiday Resort is located in a wooded area in southern Lower Saxony near the Dutch border. Here you will find 250 luxurious holiday villas, arranged as farmhouses among centuries-old trees. The park covers more than 60 hectares and spans two adjoining country estates. With its complete ambiance, individuality, horticultural design, and excellent state of maintenance, it clearly stands out from most other holiday parks in Europe.

At the park entrance there is a large leisure water park with a waterslide, sauna facilities, and an outdoor natural swimming pond (https://www.badepark-bentheim.de). Admission is free for park guests.

In the main building of the park there is, among other things, a reception, a bicycle rental, bowling lanes, a supermarket, a restaurant with an outdoor area, and a bar. For children there are sports and animation, a Koos Kids Club, an indoor playground, mini golf, laser games, playgrounds, and various sports fields and play areas available.

The surroundings guarantee a rich variety. You can start hiking or jogging right next to the park, and it is about 1500 m to the city center with its impressive castle complex, many restaurants and cafés, and numerous shopping opportunities. Bad Bentheim exerts a great attraction on many people for good reason. It offers sightseeing and numerous activities. In the spa center of Bad Bentheim you will find thermal baths, the Bentheim Mineral Therme, a whirlpool with underwater massage, etc.

A very popular open-air stage with many events throughout the year is situated immediately on the outskirts of town.

The 18-hole golf course in Bad Bentheim is less than three kilometers from the Bad Bentheim Holiday Resort. The course is open year-round.

The surroundings offer a well-developed infrastructure for countless bike tours, whether short or long, interesting highlights, many places to dine, cozy villages, observation towers, monuments. Two very nice large bathing lakes with sandy beaches, restaurants, and playgrounds can be easily reached by a pleasant bike ride (approximately 13 km each), etc.

The motorway junctions of the A30 and A31 are only about 6 km and 11 km away, respectively.

On the ground floor, the house offers a spacious hallway, a WC, a living area with 2 sofas and a flat-screen smart TV. This is followed by a dining table with 7 chairs and an open kitchen. From this area, you can access the spacious terrace through a sliding door system. Next to the kitchen there is a lockable storage room (especially practical if you rent out the property) and a utility room with a sink, washing machine, dryer, heating system, and its own access to the terrace.

The entire ground floor area is tiled with light-colored tiles.

On the upper floor, there are 3 bedrooms, 2 of which have TVs. A bathroom with a shower, two sinks, and a sauna, another bathroom with a spacious bathtub, and a separate WC are all accessible from the hallway. The park is managed by the Landal/Roompot Group. Roompot is the largest provider of holiday homes/apartments in Europe and operates over 300 parks in 11 countries.

When the park in Bad Bentheim was established – contrary to the regulations in many other holiday parks – the owners were granted a very high degree of usage flexibility. You can rent out your property, but you don’t have to. You can also organize the rental privately or use your house exclusively for your own purposes. However, the municipality will not approve a primary or secondary residence here.

If you opt for professional rental management by Landal/Roompot, you can arrange this without any owner use or set aside a specific number of weeks for your own use. The usage of these agreed weeks is very flexible, i.e., you can reserve fixed periods for yourself and use any "open" remaining time if the house has not been rented out during that period, or you can completely fix your own usage times. This agreement is then made for each calendar year. In this way, you remain very flexible in shaping your individual preferences.

The municipality has stipulated that the owner may use the house personally for a maximum of 12 weeks per year. Lending the property to friends or family members is unrestricted.

In the case of rental by Landal/Roompot, the entire organization regarding the rental, cleaning/control, garden maintenance, and remedying any deficiencies in the villas is carried out by Landal/Roompot. You can choose from a variable service package so that you essentially have to worry about almost nothing.

You can expect a gross rental income of approximately €25,000 per annum (Roompot retains a commission of 23%).

The annual park fee, including internet and broadcasting fee, is currently €3,300 and is used, among other things, for park and road maintenance, lighting, and garbage collection. Current annual costs are €175 for property tax and approximately €1,200 for energy costs.
