House for sale 6+1 • 156 m² without real estate, Mecklenburg-Vorpommern
, Mecklenburg-VorpommernPublic transport 1 minute of walking • Parking • GarageFrom the originally built circa 1930 two-family house, a single-family house was created in 1986 – newly constructed apart from the exterior walls. Among other things, the building was subsequently provided with a cellar and its exterior walls were reinforced for improved thermal insulation. This allowed for a modern layout and the orientation of the living areas to the south toward the garden. A pitched roof with concrete tiles replaced the former flat roof, thereby creating an additional attic floor. A pleasant entrance and an extra room with access to the covered southwest terrace were added as an extension.
Adjoining this is a generously sized building, constructed in 1986, which houses the sauna, the laundry room, a spacious double garage (for up to three cars), a heated hobby/sports room as well as a large storage room for bicycles, a grill, garden tools, etc. Opposite, hobby gardeners will find not only a beneficial climate for plants in the two-part, heated greenhouse.
The configuration of the property and the spacious house provide abundant room for individual possibilities. Even a conversion into a two-family house, or its use for business or a practice, is conceivable and less expensive than new construction.
The property is located in the district of Mecklenburgische Seenplatte in the “Reuter town” of Stavenhagen, which is associated with the Low German writer Fritz Reuter. In his birthplace – now the Fritz Reuter Literature Museum – visitors can learn about his life and work. A short stroll leads to another local attraction: the thousand-year-old Ivenacker oaks, the animal enclosure, the treetop walkway, and Ivenacker Lake.
In the immediate surroundings of Stavenhagen (up to approx. 30 km), Lake Kummerow, Lake Malchin, Lake Tollensesee, and the largest inland lake in Germany, the Müritz, offer endless recreational activities amid meadows and forests. Moreover, Mecklenburg is known for its many lovingly restored and picturesque castles and manor houses, such as the castle in Stavenhagen, Kittendorfer Castle, and Kummerower Castle.
The residential area is centrally located, near the town center. Bus and train connections, doctors, pharmacies, kindergartens, schools, cozy restaurants, and several supermarkets are also nearby. There is good transportation access to the surrounding cities. In Stavenhagen, the B104 (Schwerin–Neubrandenburg) and B194 (Waren–Stralsund) intersect. The towns of Waren (Müritz) and Neubrandenburg can be reached in about 30 minutes by car. Rostock/Warnemünde with its Baltic Sea beaches is about an hour and a half away.
The house has been regularly renovated and modernized – for example, in 2011, both front doors were renewed; in 2013, triple-glazed windows (keeping the road noise outside) were installed, partly fitted with roller shutters or automatic sun protection on the south side; in 2015, underfloor heating was installed in the ground floor bathroom and the terrace was renewed and enlarged. Most recently, on the upper floor, the interior doors and the floors in three rooms were replaced with cork.
One enters through the front door into a bright hall with a wardrobe and subsequently into the entrance hall, which impresses with its marble floor. This spacious area on the ground floor provides access to the 2015-renovated bathroom with a level shower, to the living room with its open, cozy fireplace, and to the modern kitchen with branded appliances, which in turn leads to the dining room.
A pleasant wooden staircase takes you up to the first-floor hallway, where there are three rooms – for guests/office, children, and sleeping – as well as a bathroom renovated in 2016 with a bathtub. The open, spiral wooden staircase continues up to the attic, where there is an additional room and a large, expandable open space.
From the ground-floor hall, a staircase leads down to the basement corridor, from which three basement rooms branch off and where the connections for water, sewage, electricity, telecommunications/internet, and gas, as well as the central heating system with a condensing boiler (2015) including a modern hot water system, are housed. In addition to use as a utility room and hobby workshop, there is plenty of extra space. A wide external staircase leads directly from the basement to the courtyard.
