Limbach is located in northern Baden-Württemberg, in the southern (Badish) part of the Odenwald, within the Rhine-Neckar metropolitan region, in the UNESCO Global Geopark Bergstraße-Odenwald, and in the Neckar Valley-Odenwald Nature Park, at an altitude of 273 to 548 m above sea level in the Buntsandstein region.
The two-story, basemented residential building was designed in 1938 by the architect Otto Ackermann from Walldürn (father of the architect Rolf Ackermann from Mosbach) and built in 1939/40. The client was the merchant Robert Messer from Frankfurt, who also lived in the building with his family until the late 1950s. Robert Messer was the brother-in-law of the Limbach manufacturer Richard Bopp (Badenia Lamp Shade Factory, builder of the "Villa Bopp"). Mr. Bopp provided his brother-in-law with a portion of the property of "Villa Bopp" for the construction.
The house with a hipped roof was built roughly at the same time as "Villa Bopp" in the same architectural style. The style—with its two fully visible floors and horizontal roof edge—set it apart from the typical pitched roof architecture found in Limbach. As a result, this building in Limbach colloquially gained the additional designation "Villa."
In 1959, the residential building was purchased by the dentist Heinrich Busch, from whose name the "Villa Busch" is derived, and it was occupied by his family until the mid-1990s. In 1960, a single-story, non-basemented flat-roofed structure was added to the residential building, and in 1964 a single garage was constructed. In the flat-roofed structure, which fits architecturally well with the original building—with its southern flat-roof addition already built in 1939/40—Mr. Busch set up his dental practice, which he ran until the 1990s.
The current owners initially intended to completely renovate the building and create three apartments. The plan was to divide the residential house into two apartments and convert and repurpose the dental practice into one apartment.
