The maisonette apartment is located on the top floor of an Art Nouveau villa that is over 110 years old. As a special extra, it offers a studio with breathtaking mountain views: from the Dachstein in the east over the Watzmann and Hochkalter in the south to the Wilder Kaiser in the west. In the studio you can enjoy the sunrise with breakfast and the sunset with a glass of wine. Of course, you also have the best spot for the folk festival and New Year’s fireworks.

The villa was comprehensively renovated in 2001 and 2002. The top floor was completely rebuilt. The villa’s Mediterranean flair has been preserved both on the outside and inside. The semi-circular staircase made of oak is still original. It has been complemented by a lift. Both the staircase and the lift lead from the underground parking space and the basement storage room up to the apartment. There is also a shared basement compartment for your bicycles.

The apartment offers two large bedrooms. As a couple, we used the northern room as the bedroom (15 sqm of living space) and the southern one as an office (18 sqm) – equipped with three large desks and 5 meters of bookshelves. The studio, with 18 sqm of living space and nearly double the usable area, is the ideal space for relaxing, making music, painting, or sewing. For our many visitors, we converted the studio into a guest room and created an adventure playground for their children.

The living room (28 sqm) offers plenty of space for a dining table, a sofa set, a TV, cabinets, and shelves. A fireplace connection is also available for cozy winter evenings. It only lacks the stove. From the living room, you can look up into the studio. That way, the Christmas tree can be a little taller. Next to the living room is the kitchen (8 sqm) with a beautiful tiled star.

In total, the apartment offers 112 sqm of living space and 135 sqm of usable living area. Additionally, there is a basement storage compartment (7 sqm) and an underground parking space. That’s plenty of space for a couple and enough for a family with one or two children.

The villa consists of a total of 6 apartments, two on each floor. The apartments on the east side are rented, while those on the west side are occupied by the owners. The residential complex also includes a new building behind the villa with 14 apartments. The villa and the new building share the underground garage and the green areas.

The outdoor swimming pool, kindergarten, high school, vocational school, hospital, district office, AOK, and bakery are less than a 5-minute walk away. However, they are far enough so that you can enjoy heavenly tranquility in the apartment.

The medieval market square with its colorful houses can be reached in 8-10 minutes. There, cafés, ice cream parlors, and taverns await you for a cozy get-together with friends and acquaintances. At and around the market square you will also find banks, bookstores, bakeries, butcher shops, opticians, doctors, pharmacies, and many other shops. A supermarket, elementary school, and the indoor swimming pool are another 5 minutes toward the Inn.

Within a 3 km radius there are further supermarkets (Globus, Rewe, Aldi, Lidl, Edeka, Penny, etc.), hardware stores, electronics markets, drugstores, gas stations, and everything else you may need for daily life. You can also stock up on fresh vegetables, fruits, meat, fish, and cheese from the region at the farmers’ market and the weekly market (both held weekly).

The train station is only a 15-minute walk from the apartment. By bike or car, of course, it is considerably faster. Mühldorf is the railway hub in southeast Upper Bavaria. Munich, Landshut, Simbach, Salzburg, and Rosenheim are about an hour away. During the morning rush hour several trains per hour travel to Munich, and in the evening they return. A total of 14,000 people commute daily from Mühldorf and its surroundings toward Munich.

By car, you can reach Munich from Mühldorf via the A94. After 45 minutes, your car will be parked in the Park-and-Ride garage at Messe München. From there, the U2 takes you into the city center in 30 minutes. The Munich airport is well reachable in 60 minutes. Best of all: the usual traffic jams in and around Munich do not affect you.

You can take a wonderful stroll along the Inn. Chiemsee (50 km), Waginger See (47 km), Griessee (57 km), and Hartsee (46 km) invite you to bathe, sail, and relax. The sunsets at these lakes are unforgettable.

If you prefer something more sporty, you can go hiking, climbing, ski touring, or paragliding in the Berchtesgaden Mountains, the Chiemgau Mountains, the Mangfall Mountains, or the Wilder Kaiser. The Bavarian Alps are 1.5 to 2 hours away by car. In winter, you can cross-country ski or downhill ski in Ruhpolding, on the Steinplatte, at Sudelfeld, and at many other locations.

The built-in kitchen by Nolte dates from 2012. The worktops are 85 cm and 90 cm high, making them well-suited for petite individuals. The ceramic cooktop and the oven are from Neff, while the dishwasher and refrigerator are from Bosch. The refrigerator was purchased in 2019; all other devices date from 2012. The dishwasher would need to be replaced. The other appliances are in good condition.

In the studio, in 2025 we replaced the three roof windows with triple-glazed windows with plastic frames. The two panoramic windows (double-glazed with plastic frames) were installed in 2015, creating a loggia with a fantastic mountain view.

The floors are made of terracotta tiles in the kitchen and bathroom, and maple parquet in all other rooms. In the living room, a fully functional fireplace awaits to be connected to a tiled stove.
