House for sale 7+1 • 150 m² without real estateFlensburg Sünderup Schleswig-Holstein 24943
Flensburg Sünderup Schleswig-Holstein 24943Public transport 5 minutes of walking • ParkingThe building was constructed in 2004 using timber-frame construction – as was the later extension built in 2010. The exterior walls, made from a 160 mm solid wood post-and-beam structure, have 160 mm of thermal insulation in the cavities as well as an external layer of 20 mm wood fiber board and 50 mm of rock wool insulation. On the interior, the wall assembly is finished with a 22 mm OSB board and a 12.5 mm gypsum plasterboard.
The facade is divided so that the lower section—up to the window sills on the upper floor—is finished with a sun-yellow painted veneer facade, while above that and below and/or above the windows a light gray painted larch wood cladding is applied as the lower and upper covering. The extension is clad in a light-gray, rough-sawn board treatment.
All interior walls are built as a 100 mm solid wood post-and-beam structure with 100 mm of insulation and finished on both sides with 15 mm OSB boards and 12.5 mm gypsum plasterboard. The main roof was built with a standing seam zinc roof and contains 200 mm of thermal insulation. The roof of the extension is sealed with a membrane covering and likewise contains 200 mm of thermal insulation.
The windows are two-toned: white on the interior and anthracite-colored on the exterior. The screed on the upper floor was made from cast asphalt due to its lower moisture uptake, while on the ground floor a conventional cement screed was used. The upper floor is accessed via an open staircase made of pine wood.
A highlight of the property is the window placement above the kitchen counter, which allows daylight to illuminate the inner staircase area. This also creates a visual connection from the kitchen to the upper living area.
The carport is built in timber-frame construction, features a flat roof, and covers an area of approximately 18.00 m². The fully enclosed storage shed offers a usable area of about 13.00 m². The plastic door has a large glazed section to allow ample daylight to penetrate the interior.
The terrace wraps around two sides of the house so that, in addition to the main southern orientation, the sun can be enjoyed from morning until late afternoon or evening. The wooden deck is made from Bangkirai planks.
Due to the highly energy-efficient construction, the house offers an excellent living climate all year round. Its light structural design is especially beneficial in summer, as there are hardly any massive building components that could heat up and store warmth. In winter, the construction impresses with its high insulation values, ensuring both comfort and low energy consumption.
The house is equipped with a district heating connection along with a 150-liter hot water storage tank, as well as cable and fiber-optic connections for fast internet. Every room features numerous outlets, including a “cleaning socket” located in the entrance area beneath the light switch. Additionally, all rooms are provided with cable and telephone/internet connections. For garden irrigation, there are two outdoor taps with separate meters available, meaning that you do not have to pay sewer charges for the water used in the garden.
The house comprises 7 rooms, including a large living/dining area with an open, modern kitchen (renovated in May 2021), 6 bedrooms or children’s rooms, and 2 bathrooms (one guest WC on the ground floor with shower, and a full bathroom upstairs with a shower, bathtub, and 2 washbasins).
The house is located in a quiet residential area of Flensburg, in the Sünderup-Nord district. The neighborhood is family-friendly and boasts excellent infrastructure with schools, kindergartens, and nurseries, shopping facilities, proximity to the campus with its campus hall and swimming pool, as well as public transport conveniently located nearby (with a bus stop for line 5 within sight). Along the eastern property boundary runs a traffic-calmed ring road. Beyond that is a large field offering an unobstructed view. The property is surrounded on three sides by a hedge, which has allowed it to become very well established over time.
