The finished apartment is part of an old stone building from 1886. It was renovated and energy retrofitted (thermal insulation of the walls, ceilings, and floors) in 2019/2020. Windows, doors, flooring, staircase, bathroom fixtures, pipes, and installations have all been renewed. The first occupancy was in 2019, and the apartment will be handed over in a renovated condition.

The apartment has a southeast orientation with windows facing the street (east) and the inner courtyard (south). Access is via the courtyard gate and the inner courtyard through a separate entrance (see photos).

It is a maisonette apartment with southeast exposure and two rooms on two levels:

- A room (16 m²) on the first floor reached by a staircase, which can be used as an office.

- A large room (29 m²) on the ground floor (with a water connection), which can be used as a spacious practice room.

The apartment is located in the old town center of Klein-Winternheim, where there is no through traffic. Klein-Winternheim has about 3,500 inhabitants and is situated directly south of the city area of Mainz, or east of Mainz-Lerchenberg (ZDF).

The location is accessible via its own motorway connection (A63, 3 km from the Mainz-Süd junction), via the local railway station with regional train connections, and via several bus routes to Mainz and Nieder-Olm.

Within the town, there are shops within walking distance (discounters, a bakery, farm shops) as well as a kindergarten and a primary school. Parking is available on the street in front of the house.

All the walls in the apartment have a rough plaster finish and, like the ceilings, are painted white. In the large room on the ground floor, the barrel vault has been preserved, supported by two round steel columns. In this room, two skylights have been embedded in the ceiling to allow additional daylight into the space. The white plastic windows are double-glazed, and fold-down blinds are already installed.

All rooms on the ground floor have underfloor heating, which is supplied by a central heat pump (since 2023). Additional electric radiators are located in the bathroom and on the first floor, and there is a fireplace (for wood burning) in the foyer. The flooring throughout the apartment consists of vinyl.

The bathroom is tiled in white and features a corner bathtub with a shower screen, as well as connections for a washing machine and dryer. The washbasin, mirror, fittings, etc. are already installed.

Hot water in the bathroom and kitchen is provided electrically via water heating appliances.

Optional (for an additional cost/rental surcharge):

An intercom system is installed, which can be operated via a mobile app. In consultation, the inner courtyard can be used; the gate to the inner courtyard can be opened electrically via a remote control. A wallbox for an electric vehicle can be installed if needed. Additional storage space is also available. If desired, equipment for air conditioning can be connected (lines for an air conditioning unit have been laid).

The owners reside in the building across the street.

The property is sought for a long-term commercial lease to an entrepreneur who is entitled to deduct input tax for their business (tiered lease contract). For a short lease term, the cold rent is €745. Commercial use is preferred for an office, employee/commuter apartment, or practice.
