There is central heating (a new gas heating system for the entire building installed in August 2023) and the bathroom/WC features underfloor heating. Additionally, you have access to the entrance hall and another storage room (approx. 2 sqm) equipped with a Siemens washing machine and a clothes dryer.

There is also a sundeck facing south with an approximately 300 sqm garden that allows for various uses.

Behind the property lies the idyllic Luegsteinsee, a well-kept bathing lake with a children's playground and hiking trails.

Close to the Inn Valley motorway (BAB 93), five minutes from the Oberaudorf exit, and in the vicinity of Munich, Salzburg, Innsbruck, and Kitzbühel.

Oberaudorf train station and all daily necessity shops, as well as many restaurants, are within walking distance.

The holiday apartment can be entered either through the main entrance of the Grafenburg or via a convenient external staircase. The entire apartment features new, light gray carpet flooring. The fitted kitchen is fully equipped with a refrigerator, dishwasher, electric stove with four burners, various small appliances, dishes, glasses, and cutlery. The bathroom is tiled in white with terracotta-colored floor tiles and features a barrier-free shower, WC, and a sink with a base cabinet, as well as underfloor heating. The bedroom has a 2 x 2 m bed and a new wardrobe. The living room has a sofa bed (for two people). In front of the living room is a patio with a Weber grill. The terrace, with a view of the Tame and Wild Kaiser mountains, is beautifully furnished.

A primary residence cannot be established.

Optionally, a storage room can be rented. As an additional option, we offer a second parking space for an RV or a caravan. Alternatively, a garage for a car can also be rented.
