We offer an entirely renovated and newly furnished, absolutely quiet holiday apartment with a bathroom in the basement of the historic Grafenburg (built in 1902). The apartment has a living area of approximately 64.2 sqm and includes one bedroom with TV connection, a living/dining room with TV, a new fitted kitchen, an appealing patio, and a lovely terrace with garden in a quiet southern exposure that provides a spectacular view of the dream scenery of the Kaiser mountain range (electricity and water available). There is central heating (a new gas heating system for the entire building was installed in August 2023) and the bathroom/toilet has underfloor heating. In addition, you have access to the entrance hall and a storage room of about 2 sqm, which is equipped with a Siemens washing machine and tumble dryer.
Behind the property lies the idyllic Luegsteinsee, a well-kept bathing lake with a children’s playground and hiking trails.
Shared facilities include a guest parking lot, bicycle garage, trash bins, and snow removal service.
There are many leisure activities available, such as mountain biking, golf (e.g., Wilder Kaiser in Ellmau 27 holes, Kössen 18 holes, Walchsee 9 holes), tennis, swimming, water skiing, sailing, hiking, climbing, paragliding, horseback riding, skiing, cross-country skiing, etc. For all those who love snow: Oberaudorf features the longest floodlit ski run in Germany.

At Luegsteinsee, near the air spa of Oberaudorf, enjoy an unobstructed view of the Kaiser mountain range, the Inn Valley, Luegsteinsee, and the Luegstein wall. The Inn Valley motorway (BAB 93) is just five minutes from the Oberaudorf exit, and you are close to Munich, Salzburg, Innsbruck, and Kitzbühel. Oberaudorf train station and all daily convenience shops, as well as many restaurants, are within walking distance.
The holiday apartment can be accessed through both the main entrance of Grafenburg and a convenient outdoor staircase. The entire apartment features new, light gray carpet flooring. The fitted kitchen is fully equipped with a refrigerator, dishwasher, electric stove with four burners, various kitchen appliances, dishes, glasses, and cutlery. The bathroom has white tiling, terracotta-colored floor tiles, a walk-in shower, a toilet, and a washbasin with a storage cabinet, and it also has underfloor heating. The bedroom features a 2 x 2 m bed and a new wardrobe. In the living room, there is a sofa bed. In front of the living room is a patio with a Weber grill. The terrace, which offers views of the Zahmer and Wilder Kaiser, is nicely furnished.
A primary residence cannot be established on the premises.
Optionally, a furnished sun deck with approximately 300 sqm of garden space can be rented. Additionally, an extra storage room can be rented.
Furthermore, we offer a second parking space as an option for parking an RV or a caravan (up to 7 m in length). Additionally, a garage for a car can also be rented.
