We are looking for people who appreciate the value of an old, charming house and have the time, money, and inspiration to complete the renovation. Quite a bit has already been done, but further renovations are necessary.
The largest expense will be the installation of a central heating system. An offer is available and can be reviewed during the viewing (pellet heating, including installation and materials as well as disposal of the old oil tanks: 41,000 EUR; up to 55% government subsidy possible).
The facade is insulated, plastered, and painted. The roof and windows are from the original construction period but are well maintained. There is a small attic that could be developed.
The house has a full basement. In the basement there are 4 rooms (with low ceiling height) that can be used for storage. This is also where the pellet stove would be placed if one opts for that heating method. Additionally, there is a washing machine connection in the basement.
We never used the basement, which is why we postponed the renovation at the back. In the long term, the basement would need to be refurbished.
Everything else is a matter of personal taste (floors, walls, ceilings, windows, etc.).
The layout has been optimized by removing walls. On the upper floor there were originally three bedrooms; however, we merged two of the rooms into one to enlarge it.
On the ground floor there is a utility room (labeled “office” in the floor plan). Here you can connect a washing machine and store supplies or convert it into an office.
The house is located in a quiet, family-friendly area at the end of a cul-de-sac. Through the garden, you have direct access to the fields and the Guttenberger Forest.
The property is fenced and sits on a slope. The front garden is flat.
A bus stop is a 2-minute walk away. The train stop can be reached after a 12-minute walk, from which the train travels directly to Würzburg/main station (travel time: 10 minutes).
In the town there is an elementary school, a kindergarten, several doctors, a pharmacy, a hairdresser, a flower shop, and a bakery. Supermarkets can be reached by car within 5-8 minutes (Kist/Heidingsfeld).
The house is sold unfurnished.
The price is fairly calculated and not negotiable.
