In about a 10‑minute walk, you can reach the city center. In a large, well-established and quiet garden at Höglberg, you can create a small utility area or simply relax.
The apartment’s entrance is on the ground floor. However, due to the sloping site, the balcony is located on the first floor of a three‐party house. It is rented with one tenant per floor.
The building was constructed in 1953, renovated in 1982, and most recently completely refurbished in 2011. The building is fully insulated for heat, both on the exterior facade and in the roof area. A parking space in the double garage is accessible from the building, and another parking option is available in front.
The (old) Moniberg lies about 500 m above sea level and is one of the upscale residential areas in Landshut. In the surrounding area, there are old villas on spacious lots, and the view extends far over the Hagrain Valley. Two bus lines (5, 105) lead to the downtown area, which is also reachable in about a 10‑minute walk.
In both the living room and the bedroom, the old wooden floorboards have been sanded down and re-sealed. In both rooms, double-leaf doors lead to the south‑facing balcony with an area of 13 m². From this balcony, a small spiral staircase leads to the communal terrace and the garden. The bathroom features a perfectly tiled 1 m × 1 m shower as well as a corner bathtub. The entire bathroom is heated by a large radiator in addition to underfloor heating. The bathroom has two separate washbasins, a WC, and can be ventilated through two windows.
The hallway and kitchen have a sloping brick floor. From the open-plan kitchen, a single-leaf door opens onto a covered outdoor seating area, where you can relax late into the evening, sheltered by the warmth of the walls. A fitted kitchen can possibly be purchased separately. The bright living areas face the garden side, while the kitchen and bathroom face the street side. With an intercom system featuring a camera, you can easily see who is ringing the bell. In the basement, there is a separate, lockable storage room with an outlet. Parking spaces for the washing machine and dryer are located in a communal laundry room. The heating and hot water supply were converted to pellets in September 2012.
