This residential building, constructed in 1897, offers both challenges and exciting opportunities for creative individuals. On the first floor, there is a well-maintained 2.5-room apartment that is currently rented for €460 cold. This stable source of income provides a solid foundation for further development of the house.
The ground floor comprises four spacious, bright rooms and offers a variety of usage possibilities. However, it requires extensive renovation – especially concerning the bathroom, kitchen, and the other rooms. The windows are in good condition. Heating is currently provided by an oil-fired system in the basement (fully basement-equipped), which should be replaced in the near future. The apartment on the first floor is already supplied by a modern gas boiler.
The property borders a meadow, offering a pleasantly quiet location, while the city center is within walking distance. Additionally, there is an older shed on the property with two garages (one of which belongs to the apartment on the first floor) and a storage room. The attic is currently not in use, but it is ideal as extra storage space.
Wilster is a small town in the Steinburg district of Schleswig-Holstein and lies at the center of the Wilster Marsh. It has around 4,300 inhabitants and was granted town rights according to Lübeck law as early as 1282, making it one of the oldest towns in the region. The surrounding area is traditionally shaped by agriculture, especially livestock farming and salt marsh farming.
The town's character is defined by a historic city center with attractions such as the Old Town Hall from 1585, the Palais Doos (now the New Town Hall), and the 18th-century St. Bartholomew’s Church. The natural history museum, located in the historic warehouse, as well as the last operational scoop mill "Honigfleth," are also among its cultural highlights.
Wilster offers good infrastructure: the town lies on the marsh railway (Elmshorn–Westerland) and has road connections to the federal highways B5 and B431. The town center is compact and easily accessible on foot.
Currently, Wilster is benefiting from support programs aimed at strengthening small towns and communities, which are intended to sustainably improve the town center, local supply, and infrastructure. Culturally, the town is also vibrant – for example, the culture center was recently preserved through community engagement and continues to serve as a venue for concerts, events, and workshops.
On the ground floor, extensive renovation measures are necessary. A new energy certificate has been requested and will be uploaded as soon as it becomes available. According to current estimates, the building will receive an energy efficiency rating of H, which can of course be significantly improved through appropriate insulation. The QM number was retained from the original plans and the last energy certificate.
