We are selling 600 sqm of building land in a prime location in Kladow, within walking distance of the nature reserve and near the old town of Kladow – sold contract- and commission-free by a private owner.

As an option, adjacent to the building land, approximately 200 sqm of garden land can also be leased with a purchase option from the seller, allowing the plot to be expanded to about 800 sqm with a large garden—without the buyer having to finance any additional amount or use up cash reserves!

The property is located in Development Plan VIII‑B, which designates the area as a general residential zone with a plot coverage (GRZ) of 0.2 and a floor space index (GFZ) of 0.3 (building land). There is a valid preliminary building permit from the Spandau Building Authority, according to which the plot may be developed with a one-story detached house including an expanded attic, a eave height of 4.20 m and a ridge height of 10.20 m (roof pitch of up to 45 degrees).

There is no developer’s contract, so the buyer is free to develop the property as desired. For example, if the buyer were to build a new bungalow for 350,000 Euros, the result would be an energy-efficient new construction on a large Kladow plot for under 800,000 Euros – generally more affordable than the older existing buildings currently on offer.

Microlocation:
