The property is located on the ground floor of a beautiful old town house that was built in 1903 in the heart of Stuttgart-West. The entrance, which leads into the well-maintained staircase, is situated on the side of the building and can be reached via the courtyard entrance. The partly landscaped courtyard—with bicycle parking, seating areas, and a designated spot for trash bins (yes, those have to go somewhere, too ;) )—is located behind the house and stretches along its entire length. Although the back yard is, of course, communal property, it was primarily used by me as the resident of the ground-floor apartment (the tomatoes we grew there were incredibly good!).

From the staircase, due to the slight incline, you descend a few steps to the apartment door, which is fitted with an additional security lock. Upon entering the apartment, you find yourself in a very spacious hallway which, because of its size, could essentially serve as an additional room for passage.

To the right, that is, toward the street, there are two large rooms. The slightly smaller room (17 m²) features a single large window that resembles a shop window, and the larger room (22 m²) comes with a “shop door” as well as a floor-to-ceiling window. The two rooms were originally connected by a passageway that can easily be reopened. For security reasons, the sturdy “shop door” can only be locked and unlocked from the inside and leads directly to the sidewalk in front of the house. Of course, security glass was installed in the door and the windows.

Opposite the apartment door is another room (17 m²) whose window overlooks the back yard, making it ideal as a bedroom, or even as a storage room or workshop.

To the left of the entrance is a spacious kitchen equipped with a charming built-in setup including a dishwasher as well as a stove with a ceramic cooktop and oven. There is also space allocated for a washing machine. Additionally, there is plenty of room for a large refrigerator as well as a small table with chairs.

On this same side of the property are the separate WC and the bright, daylight bathroom featuring a shower cabin.

Central and Yet Quiet

The stately old building with 7 units is located in the heart of Stuttgart-West, parallel to Schwabstraße and near Bismarckplatz. Numerous restaurants, cafes, and pubs, along with small shops, stores, and kiosks—and even squares and green areas for relaxation—characterize this coveted residential area.

The nearest S-Bahn stop, “Schwabstraße,” can be reached in about a 7-minute walk, and the closest U-Bahn stop, “Schwab-/Bebelstraße,” is only a 2-minute walk away.

Kindergartens, day care centers, and various schools can all be found within a 2- to 10-minute walk.

Supermarkets (Edeka, Rewe), discount stores (Lidl, Penny), bakeries, butcher shops, fruit and vegetable vendors, drugstores, pharmacies, medical practices, hair salons, beauty, and nail studios, among many others, are all within a 5-minute walk.

Stuttgart’s city centre can be reached on foot in 10–15 minutes; it takes 20–25 minutes to walk to the main train station, or only 6 minutes by U-Bahn.

Since the property is situated on a street that does not serve as a thoroughfare, there is relatively little traffic, making it surprisingly quiet despite its central location.

All in all, these are optimal conditions for city living without the typical urban noise.

In 1973, a change of use from residential to condominium was applied for the property, so it has been designated for commercial use ever since. However, thanks to its confirmed independence and my personal experience (I have lived exclusively in it since purchasing the property over 20 years ago), it is just as suitable for residential purposes, offering freedom and flexibility in its usage.
