The 2-room apartment of a high standard spans 45m² and will be occupied for the first time after an extremely extensive renovation (see "Details on the Amenities"). It is a former retail space that has been converted into an apartment (previously: health insurance office). Due to its location on the ground floor, the apartment is barrier-reduced. The apartment features a separate entrance with its own house number and mailbox.
The layout is highlighted by a newly installed kitchen that opens directly into the living room. The bathroom’s highlight is a level, walk-in rain shower. A small storage room with a connection for a washing machine has been built. The bedroom can be completely darkened thanks to electric shutters. The former shop window has been fitted with a privacy screen and spatially separated. Right next to the bedroom, the resulting space is ideally suited as a dressing room, walk-in closet, or simply a storage room.
It is worth emphasizing the immediate proximity to Bergische Universität Wuppertal (see "Location Description").
Since it is a former retail space, unfortunately, there is no basement storage associated with the apartment. The other apartments in the owners’ community are accessible via the entrance in the main building. Here you will also find a drying room in the attic (3rd floor) as well as a basement corridor with the gas and electricity meters along with the waste bins stored there.
Parking possibilities are available on public parking spaces directly in front of the property, or alternatively on the adjoining streets "Augustastr." or "Oberer Grifflenberg" (all without any time restrictions).
The listed ancillary costs relate to usage by one person and do not include heating and hot water costs. For usage by two persons, ancillary costs of approximately 130 Euros are to be expected. You will settle heating costs directly with your energy supplier.
The exact year of construction of the building cannot be determined, as the Wuppertal building archives were destroyed in World War II. It is estimated to be around 1930 (±5 years). There is no heritage protection.
Due to the separate entrance, separate house number, and its own heating system, the apartment constitutes an independent building according to the GEG 2024. An energy certificate for this apartment is therefore not required pursuant to Section 79 (4) sentence 1 in connection with Section 3 (1) No. 17 of the GEG 2024. For the main building housing the eight apartments, an energy certificate exists, which can be inspected upon request. However, this certificate expressly does not apply to the apartment in question.
The apartment is in the immediate vicinity of Bergische Universität Wuppertal. The residential area is also known as "Grifflenberg" or "Obere Südstadt." Schreinersweg is a side street. It is one of the most beautiful residential locations near the center.
