We are privately renting out a bright, sunlit, and well-proportioned 3-room apartment on the top floor of our well-kept multi-family house. The house is located on a quiet side street in Paderborn, Schloß Neuhaus.
The apartment features a bathroom with a separate bathtub and shower. The total area of the apartment is 76.12 m². Energy certificate Class A dated July 27, 2022.
The daylight-filled living room has three large windows. The bedroom has two windows, one of which is set in the sloping roof. The children’s room has one roof window. Both the kitchen and the bathroom have one dormer window each.
This lovely top-floor apartment is very bright and ideal for a small family, a young couple, or simply for yourself.
Our apartment was extensively renovated at the beginning of 2024. The laminate flooring in all rooms is new.
Included with the offer is one private storage room in the basement, as well as a common laundry and drying room shared by all tenants, and additionally one bicycle storage room.
We are happy to rent long-term; we expect quiet and orderly tenants in permanent employment who are also willing to reliably take on small caretaker tasks for four hours per week on the side.
Rental is only available to non-smokers. Pets are not desired.
There is parking available directly at the house. The caretaker’s apartment comes with a garage that can be rented for an additional €70.
The additional costs include a proportional share of the property tax, street cleaning, sewage and waste disposal fees, building insurance, chimney sweep costs, common electricity, and caretaker personnel costs.
To the net cold rent of €694 and the additional costs of €120, please add your own consumption charges: electricity €90, heating and hot water €115, TV, telephone, internet €50, broadcasting fee €18.36, and your household insurance €3.
The providers will bill these additional costs to you directly.
Please note that the information is non-binding as it is provided by the previous tenant. According to them, the total monthly cost was approximately €1090.
Due to technical problems with Telekom, contracts must therefore be concluded with Vodafone, the telecommunications provider in the building.
We require a rental deposit of three net cold rents.
A bank fee of €50 for opening the deposit account must be paid by the tenant, and the deposit is due in advance with the first rent payment.
For signing the rental contract, we expect from you:
- A current Schufa self-disclosure,
- The last three months’ salary statements,
- A copy of your identity card for our records.
Our building has 10 apartments, was built in 1983, and has been in the family’s possession for 35 years.
All residents are non-smokers. There are no pets in the building.
We maintain a good, often friendly contact with our tenants and are always ready to help. The same applies to the new caretaker.
This person will already be living in the building and will be the point of contact for questions and concerns regarding living at Hubertusweg 3.
As a landlord family, we desire harmony among the residents and mutual cooperation.
Our special household peace is to remain and continue with the new tenants.
