The house is unfurnished. It has a fitted kitchen from IKEA in good condition on the ground floor, approximately 9 years old.
The interior of the house is painted white, predominantly with textured wallpaper. The tenant will receive it freshly painted upon move-in.
In the first floor bedroom, along the wall adjoining the neighboring house, there is a multi-part, very beautiful and high-quality built-in wooden wardrobe (white front) spanning the entire width of the room (about 4m) from the time of the building’s construction (around 1952). In 2024, moisture appeared in this wardrobe with the current tenants. This had not occurred in the previous 70 years. A building physics inspection could not find any defects. As a precaution, the built-in wardrobe should therefore only be partially used.
The laundry room is prepared for a washing machine and dryer. Unfortunately, despite the comprehensive renovation in 2016, the storage room in the basement is a bit damp in the corner adjacent to the (uninsulated) neighboring house. Therefore, only items that are not sensitive to moisture can be stored in this basement.
The basement has an integrated protection against flooding from the sewer during heavy rain (backflow flap).
The house will be available from October 1, 2025.
I am preparing a conversion of the house. Therefore, I am renting the house only for a limited time until spring 2027. An extension is not possible.

The tenants will directly conclude the utility contracts (gas, water, electricity) as well as the telecommunications contract.
The façade of the house is not insulated so far. The attic is insulated and the windows are double-glazed (replacement in 2016). The front door is also from 2016. Nevertheless, the heating bill is relatively high.
