Its central location, north of the train station (1.3 km away, within walking distance), ensures good access to public transportation, while—unlike within the inner city ring—there are plenty of parking spaces available right in front of the building. The charming downtown of Zittau is within walking distance (for example, just 1.8 km to the historic Dornspach House).
Everyday shops (doctors, hairdressers, supermarkets) are found in the immediate vicinity. The large district town of Zittau offers an excellent quality of life that is hard to find in other parts of Germany. The availability of facilities such as primary schools, secondary schools, high schools, and daycare centers—combined with a very attractive natural environment—makes this part of Upper Lusatia a rare gem, providing outstanding living conditions, especially for families.
The aforementioned Zittau train station can be reached on foot (16 minutes) or by bike (6 minutes). By car, it takes only 1½ hours to reach Prague or Dresden.
The apartment is perfectly laid out and does not have the typical transitional rooms often found in Zittau (see floor plan). All rooms, including the bathroom and kitchen, have windows, making the apartment bright and welcoming overall. Included with the apartment are a new balcony and an in-unit storage room. Every room has been freshly papered and painted. The old period doors were refurbished and repainted white by a master carpenter. The bathroom has been completely renovated, fitted with modern tiles, and equipped with new sanitary fixtures (!). Due to an increasing demand for showers, a shower has also been installed here. Modern bathrooms are still quite rare on the Zittau rental market. The kitchen has been fitted with a modern click vinyl floor, which gives a high-quality impression while being easy to clean in case of spills.
A clean and well-lit basement is available on the lower level and is part of the apartment.
Note: The final cleaning of the building has not yet been carried out in the photos; however, it will certainly be completed by the time the tenancy begins.
We aim for long-term rentals with a healthy tenant structure. Therefore, our rental contracts standardly include a clause for mutual waiver of termination for the first two years. We also want to get to know our tenants personally, which is why we handle the rentals on the owner’s side ourselves. We offer our tenants the possibility to live with us for life and will not terminate the contract from our side—as long as the house rules are observed and contractual obligations are met. This concept has been working very well for us, and we intend to continue it. As usual, to conclude a rental contract, we require the last three pay slips, a current Schufa credit report, and a certificate of freedom from rental arrears from the previous landlord.
