Leipziger Str. 241 Braunschweig Stöckheim Niedersachsen 38124Public transport 3 minutes of walking • ParkingThere will be a total of 4 semi-detached houses, each with 150 m² of living space, built turnkey on different plot sizes and each with two parking spaces. Two out of the four have already been sold. In addition, each house includes a garden area of about 309 m² at no extra cost.
The facade is executed with ceramic panels and mineral insulation, which will provide an excellent indoor climate through proper ventilation. On the ground floor, a large living/kitchen area is planned, along with some storage rooms, a bathroom with a shower, and a study/children’s room. On the first floor, there is a master bedroom with a dressing room, two children’s rooms, and a bathroom with both a shower and a bathtub, as well as a storage room. Alternatively, instead of the storage room, it is also possible to install an en suite bathroom next to the master bedroom. The house is equipped with a KNX system as a preparation for building control.
Each house has two full floors without sloping ceilings.
Stöckheim is a district in the south of Braunschweig along the Oker. In recent years, Stöckheim has developed into a highly urbanized area with numerous doctor’s practices, schools, kindergartens, grocery stores, bakeries, and restaurants. The infrastructure is excellent. Tram line 1 and bus line 431 provide direct connections to the city center, and highways 36, 39, and 391 also border the area.
This area is particularly family-friendly because of the many schools, kindergartens, and shopping options within walking distance. Many sports enthusiasts also enjoy living here because they can take advantage of the nearby Südsee with its sports-friendly infrastructure. Seniors, too, benefit from the local medical care.
A very innovative facade with ceramic panels!!!
Internal heat flow: Thanks to the insulation material on the exterior of the walls and floor slabs, thermal bridges along the entire facade are avoided. This prevents heat from escaping during the winter and stops external heat from being absorbed in summer, resulting in an energy saving of 15% to 35% for both heating and air-conditioning systems.
External heat flow: On the other hand, by installing insulation elements on the exterior of the walls and floor slabs, the building gains a greater thermal mass, which increases its thermal inertia. This leads to significant energy savings and greater comfort. The exterior cladding acts like a shield, reflecting a large portion of the solar radiation so that it cannot penetrate the building.
