For sale is our two-family house in the district of Gainfarn in the municipality of Bad Vöslau.
It was built on a 603 m² plot of land in 1970.
The house has a full basement, and the ground floor and upper floor have identical layouts. The attic is accessible via an attic staircase and has no intermediate walls or partitions. Each floor offers 105 m² of usable space – totaling 210 m² of living area and 105 m² of basement. The attic is not finished and covers just over 105 m². The ceiling height in the living areas is 2.7 m and in the basement 2.2 m.
The living area is divided into 6 rooms and 2 kitchens, 2 bathrooms, 2 toilets, 1 terrace, and 1 balcony. There are several entry hallways in the house which are not listed in the following breakdown.

Compact electric water heaters are installed in the kitchens.
The living areas feature excellent natural light, tranquility, and a beautiful view.
On clear days, one can see from the balcony all the way to the Schneeberg.

The house is located on a traffic-calmed residential street in a very quiet residential area. Via this street, it takes about five minutes to reach the very large nearby playground.
At the end of the alley, the fields begin, as does the water supply route of the 2nd Vienna High-Source Water Line, which leads from Schneeberg to Vienna. This route is suitable for walking, hiking, or cycling. The nearby Harzberg with its observation tower offers local recreational comfort. Legal mountain bike routes can also be found there. Via Lindenberg you can reach nearby Großau or, at its foot via the cycle path, Haidlhof.
In the town, there are numerous dining options (Heuriger), the nearest shopping facility is the Spar supermarket, and the post office is next to the pharmacy. Local doctors are within walking distance. In Bad Vöslau there are plenty of shopping opportunities for everyday needs. A large Billa Plus with Bellaflora and Libro is located on the edge of the town towards Sooß. The beautifully maintained parks around the castle and the spa park invite you for a stroll and offer excellent local recreation. The spacious Bad Vöslau thermal bath is one of the most beautiful and well-known outdoor pools in Austria.
On Saturdays, a weekly market featuring regional products takes place year-round in the town center.
The bus stop “Gainfarn Gymnasium” is only 150 m away. Bad Vöslau’s train station is easily reachable by bike. From there, there are frequent trains to Vienna and Wiener Neustadt. Currently, it takes 25 minutes to reach Wien Meidling. With the expansion of the southern rail line, this travel time will likely be reduced even further.
The schools in the area up to Baden are good and are independently accessible by public transport for the students.
The A2 ramp at Kottingbrunn is within immediate reach of the property. The driving time to Vienna (Wienerberg) by car is 21 minutes. The Kottingbrunnerstraße leading to the entrance of Millöckergasse is a 30 km/h zone. Millöckergasse itself is a residential street where vehicles are only allowed to drive at walking pace.
The house has been continuously occupied and well maintained over the years. Various improvements and renewals (well edging, paving, floor replacement, painting, bathroom renovations, etc.) have been carried out, so the house and property as a whole are in a good, well-maintained condition. Previously, only lawn was planted in front of the house. A metal garden shed (around 15 years old) can be found in one corner of the garden. It features precast concrete slabs, making it well suited for the storage of garden tools and terrace furniture.
There is a dedicated utility water well in the garden for irrigation.
The large, old trees that were present until a few years ago have been felled, allowing plenty of space for your own ideas.
Potential:
The orientation and slope of the roof are ideal for installing a photovoltaic or solar system; the south-facing roof area is approximately 85 m².
The well-maintained chimney flues allow for the installation of fireplace stoves in the living rooms, bedrooms, and kitchens.
