Flat to rent 5+kk • 112 m² without real estateBrunnenweg 4A, , Saxony
Brunnenweg 4A, , SaxonyPublic transport 2 minutes of walking • ParkingHealthy living in a beautiful landscape.
The apartment offers 112 m² of living space and has been designed for families with two children and/or for home office use. It is located on the first floor of a newly built semi-detached house, featuring a large balcony and plenty of storage space in the (unheated) attic.
You enter the house through a separate entrance, and on the ground floor there is ample space for a cloakroom. The beech-wood staircase leads you up to the apartment on the upper floor. A spacious hall with storage options takes you into the large, open-plan kitchen and living area. From there you can look through the living area onto the balcony. The master bedroom has a small dressing area, and both of the children’s rooms are spacious and benefit from large windows providing plenty of light.
In addition to the main bathroom with a bathtub and shower, there is a guest WC.
The utility room provides sufficient space for a washing machine and dryer as well as a large area for household chores.
All entrances, showers, and terraces are easily accessible with minimal barriers, and all doors are correspondingly wide.
Each apartment comes with its own plot of land that always includes a garden area proportionate to the apartment's size and is completely fenced. In addition to the mailbox system, each apartment has an intercom and video function – so you can see who is standing at the gate.
The apartment also includes a small terrace downstairs. Privacy screens have been installed next to the adjacent terraces, and with the addition of several tall Thuja plants you’ll soon no longer be able to see “over the railing.”
The plants depicted in the sketches, such as hedges and trees, have already been planted. The illustrations reflect the mature size of the respective plants. There will still be a little room for your own garden design.
On the very spacious balcony you will have a sunny spot and a beautiful view.
The apartment comes with a car parking space as well as an additional carport space.
A cable for an EV charging station is provided.
There is a lockable equipment shed available for storing bicycles, gardening tools, etc.
To keep the operating costs low, the houses have been built to KfW-40 efficiency standards.
They are very well insulated and equipped with triple-glazed windows.
A ventilation system ensures controlled fresh air.
We heat the houses with the most modern heat pumps; even the hot water required in the bathroom is heated in this way.
The kitchen’s hot water is heated by means of an instantaneous water heater.
You pay for your own household electricity costs. A mounted PV system helps you reduce these costs.
For garden irrigation, additional water from a cistern is available.
In conclusion: the houses will be fully QNG-certified. Many may not yet be familiar with this term. Essentially, it means:
Healthy living: all building components – down to the very last joint compound – are tested and certified free from harmful substances.
Sustainability: for all building components, not only the CO2 balance is examined, but also how they were manufactured, transported, and later can be recycled.
Aging in place: Every tenant should be able to live in their apartment independently and for as long as possible – this has been taken into account in the building design.
A stairlift can be retrofitted without any structural modifications. All doors and passages are designed to be wheelchair and walker-friendly.
Of course, everything is certified and comes with its (accordingly high) price.
However, we do not want to have to modernize again in a few years and consequently raise the rent. The rental agreement is concluded as an index-linked rental contract. Rent increases are exclusively linked to the inflation rate – fair for both parties.
The minimum rental period is one year. Thereafter, the statutory notice periods apply.
In Cunnersdorf, a district of Kamenz, a small new settlement is being built with seven houses, each containing two residential units. The development also includes a playground and plenty of green space. There once was a water mill, which was fed, among other things, by the mill pond. Another influx came from the overflow of the well – which now lends its name to the small settlement "Brunnenweg" (Fountain Way). This project fills a gap in local development, preserves arable land, and creates new living space.
The Kamenz district of Cunnersdorf is almost 800 years old and is located about 5 km from Kamenz. The surrounding area is rural, characterized by pond farming, and well-developed for tourism. You can expect plenty of peace and nature – yet everything is still centrally located. In the town, there is an inn with very good cuisine, a banquet hall, and a beer garden.
Currently, two bus lines (771 and 788) serve Cunnersdorf. The nearest stops are located by the kindergarten and the former nursery garden, both about 250 m away.
The town of Kamenz itself has just over 17,000 inhabitants and is located in Saxony, here in western Upper Lusatia at the foot of Mount Hutberg.
The nearest motorway interchanges, Pulsnitz and Burkau on the A4 motorway, are each about 15 km away. The Ruhland interchange on the A13 can be reached in 30 km.
The Kamenz train station is the terminus of S-Bahn line 8 Dresden – Radeberg – Kamenz. Within the town, city buses operate on three lines. For the former railway line Senftenberg-Kamenz, reactivation is currently being planned. This will once again provide direct train access to Cunnersdorf.
The Kamenz airfield, located on the northeastern outskirts of the town, is one of the most attractive and popular airfields in Saxony. At the same time, it is one of the oldest and, above all, one of the few still active airfields in Germany.
Economically, the town hosts many small and medium-sized enterprises in the fields of textiles, mechanical engineering, kaolin, and plastics processing.
The Dresden northern area, as the site of the growing chip industry, is easily accessible within a distance of 40 km.
Kamenz has several hotels, restaurants, and a small, lively town center. Both church activities and culture are supported, and tourism is continuously being expanded. The network of cycling and hiking trails is constantly being extended – the ecumenical Way of St. James even passes through several districts.
Attention: in some portals, the new Brunnenweg is not displayed correctly. Google Maps shows the location accurately: search for Brunnenweg 4 in Kamenz.
Access to the front door is available either by stairs or via a senior-friendly ramp. The bathrooms are tiled, while all other rooms are furnished with very high-quality designer flooring in light oak. It is sound-absorbing, low-maintenance, and very robust.
All windows are equipped with electric external roller shutters.
Our apartments come with a complete, very high-quality fitted kitchen with plenty of storage space integrated. All kitchen appliances are from the current, most energy-efficient generation from SIEMENS, and a microwave is also included.
The bathroom already features an LED-illuminated mirrored cabinet.
A ready-to-use satellite system enables classic TV reception even without an internet or cable contract.
For those who do not like Wi-Fi – Ethernet sockets are also provided in the rooms so that the internet can be distributed without radiation. From the third quarter of 2025, Cunnersdorf is also expected to be supplied with fiber-optic internet. Work is already underway.
The entire settlement is already prepared with empty conduits, so that work can start immediately without any new excavation.
For those who do not want fiber optics, good radio reception from two providers is available in Cunnersdorf.
If you are interested, please first send us your complete contact details. Briefly tell us when and with how many people you would move in and if you have any pets. Your data will be stored exclusively on our secure server and then deleted. There is absolutely no transfer to third parties. I will contact you as soon as possible afterward, and a viewing can be arranged at short notice.
The specified living space is, of course, exactly measured. The garden areas belonging to the apartments have not yet been precisely surveyed. Therefore, the size may vary slightly. We have built several apartments with the same floor plans and fittings. The photos are therefore not always of the exact same apartment.
Feel free to visit and arrange an appointment for a viewing.
Keeping small pets is possible, but requires our approval.
By the way:
There are also two other apartment sizes available. They will be published in the next few days – also search under "Haus."
Also search on Google for "Brunnenweg in Kamenz." There you will find further articles and information about the Brunnenweg settlement.
