Healthy Living – New Occupancy Spanning Two Floors in a Wonderful Landscape.

The apartment covers 168 m² of living space spread over two floors and was designed for families with three or four children and/or for home office use.

On one half of the ground floor there is a separate, acoustically isolated apartment.

You enter the house through a separate entrance; on the ground floor there is enough space for a wardrobe as well as for a pram. A small utility room and a large space under the stairs provide storage. In the entrance area there is a guest WC.

The hallway leads you into the spacious living and dining area. The kitchen is already installed; behind it lies a small pantry. A barrier-free door leads you out onto the large terrace.

A beech wood staircase takes you upstairs. Two daylight spots efficiently illuminate the staircase and the gallery. In addition to the main bathroom with a shower, a bathtub with a wonderful view over the fields, there is another bathroom upstairs with a shower. We have called it the "children’s bathroom." Anyone who already has several children will appreciate that.

The utility room upstairs offers plenty of space for a washing machine and dryer and a large area for household chores – all on one floor and conveniently located where the children tend to “drop” their laundry.

Additionally, there is a very spacious (unheated) attic for storage.

Your master bedroom includes a partition for a walk-in closet.

All three children's rooms are spacious and have plenty of windows for natural light. A small room provides space for an office or a guest room.

All entrances, showers, and terraces are barrier-reduced accessible, with all doors being accordingly wide.

Each apartment comes with its own garden area corresponding to the size of the apartment and is completely fenced. In addition to the mailbox system, every apartment has an intercom and video function – so you can see who is standing at the gate.

A cable for an e-charging station is provided.

For storing bicycles, garden tools, etc., there is a lockable tool shed.

To keep operating costs low, the houses were built to KfW-40 efficiency standards.

They are therefore very well insulated and equipped with triple-glazed windows.

A ventilation system ensures regulated fresh air.

The houses are heated with the most modern heat pumps, and the hot water needed in the bathroom is also heated using these.

You will pay for your own household electricity. A mounted PV system helps you reduce the costs.

For garden irrigation, water from a cistern is additionally available.

The houses will be fully QNG-certified. Many may not be familiar with this term yet. Essentially, it is about:

Healthy Living: all building components – down to the very last joint compound – are tested and proven to be free of harmful substances.

Sustainability: for all building components, not only the CO2 balance is verified but also how they were manufactured, transported, and can later be recycled.

Aging in Place: each tenant should be able to live autonomously in his apartment for as long as possible – this is accordingly considered in the construction.

A stairlift can be retrofitted without structural modifications. All doors and passages are designed to be wide enough for walkers and are barrier-reduced.

Of course, all this is certified and comes at a (correspondingly high) price.

However, we do not want to have to modernize again in a few years and increase the rent. The rental contract is concluded as an indexed lease. Rent increases are exclusively linked to the inflation rate – fair for both rental parties.

The minimum rental period is one year. Thereafter, the statutory notice periods apply.

In Cunnersdorf, a district of Kamenz, a small new development with seven houses, each with two residential units, is taking shape. The development also includes a playground and plenty of green space. There used to be a watermill, which was fed, among other sources, by the mill pond. Another inflow came from the overflow of the fountain – this has now given its name to the small development "Brunnenweg" (Fountain Way). The project fills a gap in the local development, preserving arable land while creating new living space.

The Kamenz district of Cunnersdorf is nearly 800 years old and is located about 5 km from Kamenz. The area is rural, characterized by numerous ponds, and well-developed for tourism. You can expect plenty of peace and nature – and yet everything is centrally located. In the village, there is an inn with excellent cuisine, a banquet hall, and a beer garden.

Currently, two bus lines (771 and 788) serve Cunnersdorf. The nearest stops are at the kindergarten and the old nursery, both about 250 m away.

The town of Kamenz itself has a little more than 17,000 inhabitants and is located in Saxony, here in the western Upper Lusatia at the foot of the Hutberg.

The nearest highway interchanges, Pulsnitz and Burkau on the A4, are each about 15 kilometers away. The Ruhland interchange on the A13 can be reached in 30 km.

Kamenz station is the terminus of the S-Bahn line 8 Dresden – Radeberg – Kamenz. Local buses run on three lines in the town. The reactivation of the former Senftenberg-Kamenz rail line is currently being worked on. This will make Cunnersdorf directly reachable by train again.

The Kamenz airfield, located on the northeastern outskirts of the town, is one of the most attractive and popular civil airfields in Saxony. At the same time, it is also one of the oldest and, above all, still one of the few active airfields in Germany.

Economically, the town hosts many small and medium-sized enterprises in the areas of textiles, mechanical engineering, kaolin and plastics processing.

The Dresden North area, a location for the growing chip industry, is easily reachable within 40 km.

Kamenz has several hotels, restaurants, and a small, lively town center. The church and culture are supported, tourism is being further developed, and the network of cycling and hiking trails is continuously expanding. Among other routes, the ecumenical Way of St. James passes through several districts.

Attention: on some portals, the new Brunnenweg is not yet displayed correctly. Google Maps shows the location correctly: search for Brunnenweg 3 or 5 in Kamenz.

The plants shown in the sketches, such as hedges and trees, have already been planted. The depiction corresponds to the mature size of the respective plants.

There will still be space for your own garden design.

The apartment comes with a parking space as well as an additional carport space.

Access to the front door is available via either a staircase or a senior-friendly ramp.

The bathrooms are tiled, while all other rooms feature high-quality designer floors in light oak. The flooring is sound absorbing, low maintenance, and very robust.

All windows are equipped with electric external roller shutters.

Our apartments already include a complete, very high-quality fitted kitchen with plenty of storage space. All kitchen appliances are from the current, most energy-saving generation from SIEMENS, and a microwave is also included.

Both bathrooms already contain an LED-illuminated mirrored cabinet.

A ready-to-use SAT system enables traditional TV reception even without an internet or cable contract.

If you do not like WLAN – Ethernet sockets are also provided in the rooms to distribute the internet without radiation. From the third quarter of 2025, Cunnersdorf is also expected to be supplied with fiber optics. The work is already underway.

The entire development has already been prepared with ducts so that work can start immediately without new underground work.

For those who do not want fiber optics, good radio reception from two providers is available in Cunnersdorf.
