Conditions:
We are looking for quiet tenants: non-smoking families, couples with a maximum of one adult child, retired couples, business people, or professionals working from home.
Since the apartment has only one shower and one toilet, it is not suitable for large families or multiple persons.
Please understand that pets are not permitted in this apartment.
The Apartment
From September 15, 2025 (alternatively from October or later, then with a lease agreement and rent payments) we are renting out our well-maintained and high-quality equipped ground floor apartment in a modern bungalow.
The apartment was completely renovated and modernized in 2015 and impresses with a thoughtful layout as well as many comfort details:
• Living area: approx. 120 m²
• Rooms: 1 bedroom, plus 3 additional rooms (ideal as a guest room or home office)
• Living room: approx. 25 m², generously designed, with a fireplace for cozy evenings (firewood is provided and billed according to consumption)
• Kitchen: bright fitted kitchen including modern appliances
• Bathroom: modern shower room, temperature-regulated floor (via towel warmer)
• Storage room: with shelves and space for a freezer
• Flooring: tiles in the entrance area, bathroom, and kitchen; high-quality dark brown laminate in the other rooms
• Windows: all with electric shutters, very well insulated – in addition, there is an air conditioner that blows into the middle of the apartment.
Television is available exclusively via Internet TV.
Comfort & Outdoor Area
• Private parking space directly in front of the house
• Private terrace in the garden; the grill area can also be used
Garden maintenance, garbage disposal, and general work are taken care of by the landlord – there is no winter or summer service for the tenants.
There is an in-law apartment in the basement with a separate entrance (already rented out).
Additional Costs
The additional costs are fixed at €300 per month on a flat rate and will remain unchanged for a maximum of three years. If gas prices continue to rise, a new calculation must be made.

The air conditioner blows into the middle of the apartment from the hallway.
The apartment has been renovated and everything is freshly painted. It is cleaned thoroughly with not a speck or stain, and will be handed back in the same condition after move-out.
The deposit is due before move-in.
If you have issues with opening windows 2-3 times a day for ventilation and then heating well, please do not disturb us.
