We offer our beautifully renovated and modernized residence for sale – an original vintner’s house with a vaulted cellar. It was purchased by us in 2002 and completely renovated and modernized: the rooms were enlarged, two bathrooms completely renewed, the water pipes replaced, radiators updated, and most of the electrical wiring renewed. The original wooden floorboards were sanded, restored, and newly lacquered. Custom wood windows were made, while other windows were replaced with plastic ones. The heating system is a hybrid system featuring an oil central heating installation and a water-based wood stove with a buffer tank; on sunny days, solar energy is used to heat the domestic water. For about six months of the year, we need no oil for hot water – we have always heated with wood, so we require a maximum of 300 liters of heating oil per year. The house is insulated on three sides, including the storage area. We wanted to preserve the exposed stone front, so it remains uninsulated. There are four basement rooms, including a sauna with a shower. The oil heating system can be replaced with a pellet heating system, which is subsidized by 60% thanks to the wood stove and the solar system. There are three bedrooms, two full bathrooms, a guest WC, a kitchen and living room, and an office or storage room. The ceiling height is three meters. The balcony is 22 square meters, and the garden is approximately 50–60 square meters. The house can be used immediately without any repairs or renovations. The kitchen can be retained for an additional fee.
