Centrally located. A 5-minute walk to the market, baker, eateries, supermarket, town hall, and more. The highway connection in all directions is reachable in 5–7 minutes. Nearby recreation in the uphill forest (!) is a 10–15-minute walk away. The state capital, Saarbrücken, is reachable in 20 minutes by car or in 30–40 minutes by public transport. Saarbrücken University is also easily accessible.
• Completely renovated in 2017/18: heating, insulated double-glazed windows, electrical systems, bathroom, tiles, beautiful vinyl flooring, lamps, etc.
• The building has a central cable connection from PYUR (https://www.pyur.com/), through which all apartments are provided with fast internet including telephone, TV, and radio. Telecommunications services are also available from other providers (Telekom, Vodafone, etc.). This service is, of course, optional.
• Satellite dishes are now only tolerated for long-term tenants; otherwise, they are no longer permitted.
• The utility cost estimates are based on two people (experience values), but individual consumption can vary (sometimes greatly).
• The flat rate for utilities also depends heavily on energy prices, which, as is well known, have fluctuated significantly in recent years.
• Electricity and telecommunications (see above regarding the cable connection) are not included, as these must be set up independently by the tenant if needed.
• In addition to the apartment, the building has been comprehensively renovated, including the roof, front door, and courtyard access... A parking space in the courtyard is available for 20 EUR (with a somewhat tricky approach), and possibly a garage for 40 EUR (currently occupied).
