The 2-room apartment with a high standard covers 45m² and will be occupied for the first time after an extremely extensive renovation (see "Details of the Equipment"). This is a former retail space that was converted into an apartment (formerly: health insurance office). Due to its location on the ground floor, the apartment is barrier-friendly. It features its own private entrance with an individual house number and mailbox.
The layout impresses with a newly installed kitchen that opens directly onto the living room. The highlight of the bathroom is a level-entry rain shower. A small storage room with a connection for a washing machine has been built. Thanks to electric blackout shutters, the bedroom can be completely darkened. The former shop window has been fitted with privacy protection and demarcated as a separate space. Right next to the bedroom, the resulting area offers the possibility to be used as a dressing room, walk-in closet, or simple storage room.
It is especially worth noting the immediate proximity to Bergische Universität Wuppertal (see "Location Description").
Since this is a former retail space, unfortunately no basement storage room is associated with the apartment. The other apartments in the owner's community are accessible via the entrance in the main building. There you will also find a drying room in the attic (3rd floor) as well as a basement corridor with the gas and electricity meters, and the trash bins stored there.
Parking options are available in public parking lots directly in front of the property, alternatively on the adjacent streets "Augustastr." or "Oberer Grifflenberg" (all without any time restrictions).
The stated additional costs refer to usage by one person and do not include heating and hot water expenses. For two persons, additional costs of approximately 130 euros can be expected. Heating costs are settled directly with your energy supplier.
The exact year of construction of the building unfortunately cannot be determined, as the Wuppertal building records archive was destroyed during World War II. It is estimated to be around 1930 (+/- 5 years). There is no historical monument protection.
Due to the separate entrance, individual house number, and its own heating system, the apartment constitutes an independent building as defined by GEG 2024. An energy certificate for this apartment is therefore not required according to § 79 Abs. 4 Satz 1 in conjunction with § 3 Abs. 1 No. 17 of GEG 2024. For the main building housing the 8 apartments, an energy certificate exists which can be viewed upon request. However, this certificate does explicitly not apply to the apartment in question.
The apartment is located in immediate proximity to Bergische Universität Wuppertal. The residential area is also referred to as "Grifflenberg" or "Obere Südstadt." Schreinersweg is a side street. This is one of the most desirable residential locations close to the city centre.
