With the bright living room and three bedrooms, the deep, fenced garden, and the location in a cul-de-sac, this is a wonderful house for a young family. The attic also offers the possibility of adding a fourth bedroom. In the basement, there is plenty of space for both storage and use as a hobby room.
In addition, you have access to a garage with a parking spot for your car.
Particularly great is the generous plot size of 200 square meters, which gives you a private outdoor area on nice days.
The total price of the offered plot with the property is 260,000 euros.

This sunny terraced house, one of a row of 10 houses, is located in the eastern part of Emmerich
(exit Emmerich Ost of the A3). Within walking distance you will find a supermarket, a kindergarten, and a fitness studio; and in 10 minutes by bike you can reach the international station and city center with its popular Rhine promenade.
Emmerich consists of several districts and borders the Dutch municipalities of Zevenaar, Montferland, and Oude IJsselstreek as well as the German municipalities of Kleve, Kalkar, and Rees.
The layout of the house is as follows:
(For orientation, some pictures include numbers. You can find these in the 2D PDF floor plans.)
Ground Floor:
You reach the front door via a staircase with a landing. Inside, there is an entrance area with an adjacent guest WC and washbasin, as well as a hallway with doors to the kitchen, the living room, and the cellar.
From the north-facing kitchen, you can see the front garden and the cul-de-sac with garages, one of which belongs to this house. The kitchen is now a separate room, but it can easily be connected to the L-shaped living room, resulting in a modern, open kitchen.
The bright, south-facing living room features a beautiful, cream-colored natural stone floor (extending to the toilet) that requires very little maintenance. From the living room, you can look out onto the terrace, which you can enter through a French door, and then enjoy the view of the sunny, deep garden. The staircase in the hallway leads to the first floor.
1st Floor:
This floor has three bedrooms and a bathroom. The two south-facing children’s bedrooms are separated by a practical wardrobe. The larger of the two rooms also features an interior balcony under the generously projecting roof. The balcony door is tilt-and-turn and has a roller shutter on the balcony side.
In the largest north-facing bedroom, you can easily fit a large wardrobe alongside a double bed.
The bathroom is tiled up to the ceiling and is equipped with a washbasin, a glass shower cabin with a large revolving door, a raised toilet, a towel radiator, and an easily adjustable electric water heater that supplies hot water to both the shower and the washbasin. The bathroom has a large tilt-and-turn window.
Additional items can be stored in the illuminated built-in wardrobe on the staircase landing. There you will also find a wooden pull-out ladder to the attic.
Attic:
The generous attic space has been converted into living space by many residents on the street. It is a great opportunity to add more value to this house.
The south side of the roof is perfect for the installation of solar panels or solar water heaters.
On the north side, you can see a small, openable tilt window in the roof. The chimney sweep uses this during inspections to access the roof, where he cleans the double chimney that now serves the central heating and the wood stove. The chimney begins in the basement.
Basement:
Through the hallway on the ground floor, through a door and up a tiled staircase, you reach the basement. It has a height of more than two meters and covers the entire footprint of the house. There is plenty of space for hobbies, a work area, and storage. You can also connect your washing machine to the drain here.
The basement is divided into three rooms with a door and a large niche, all with a small window that can be opened. The south-facing windows have a window well that opens onto the terrace. On the south side, in the room that provides access to the garden via a staircase and where the central heating is located, the original cement screed still remains. In the other rooms, the floor is now neatly tiled (see also renovation work).
Garden:
When you sit on the terrace, the lush vegetation provides you with shade and privacy. It is also a great spot to relax under the facade-wide awning. Beyond the terrace is the garden, which is about one meter lower than the street behind it. This creates a playful effect and makes the garden appear even more spacious.
The well-kept strip of municipal greenery along the street and sidewalk, including a large birch tree, nicely screens the sidewalk from the garden. At the boundary, there is a wooden fence. You can easily create a back entrance to the garden here, if desired. At the property boundaries with the neighbors, there are open, double-rod mesh fences, ideal for dogs and/or playing children. When you leave the house through the front door, you walk along the front garden on a tiled garden path to the street.
Garage:
The concrete garage features a swinging door made of metal and a bitumen roof. You can head out in winter without having to scrape off ice! The parking space in front of the garage also belongs to the homeowner, while the rest of the street is kept clear of parked cars.
Special Features:
The row of 10 houses is stepped in pairs and is part of a project from 1965 consisting of three blocks.
All windows have roller shutters. The roller shutter in the living room is electrically operated and timed – very practical when you’re not at home.
A fiber-optic connection is in the works.
