From the living room, you can step out to the small balcony with an awning facing south. Adjacent to the kitchen and the living room is another dining area.

The kitchen was built in 2020 and features an extractor fan with exhaust air routed outside. It was repainted last month and fitted with new flooring and niche claddings.

In the basement, there is a dry storage room available for shared use.

Currently, you have the possibility to sign up for an internet contract of up to 250 MBit/s via the telephone network. Alternatively, a mobile network router can also be used. A fiber-optic cable to the house was installed this month, and a fiber connection is expected to be available by the end of the year.

The prepayment for the ancillary house costs (excluding your water consumption, garbage fees, and heating) is expected to be approximately €35 per month.

If needed, a garage parking space can be rented for €65 per month.

Within immediate walking distance, you will find a kindergarten and a post office. The town center, with its EDEKA, bakery, pharmacy, banks, etc., as well as the primary school, are each reachable on foot in just under 5 minutes.

By car, you can be on the B29 toward Stuttgart or Aalen within 6–7 minutes without having to go through the city traffic in Schwäbisch Gmünd. If you want to go to downtown Gmünd, you will reach Parkdeck Rems or the City Center in about 10 minutes.

From Herlikofen, you can also reach Gmünd via bus line 71. A bus stop is only a 3-minute walk away, and the journey to the train station takes 17 minutes.

We, as a young family, have just moved into the ground floor and are now looking for tenants for the upper floor apartment in our house. We are seeking residents who value taking care of the apartment and fostering a friendly coexistence, and who are not bothered by children. You should not smoke in the apartment and should not keep pets.
