This is a well-maintained 9-family residential building in a quiet yet central location in the Essen South District. The residential area is interwoven with one-way streets and tree-lined avenues, and the property is situated at a dead end. The Essen main station and the nearby city center, as well as the Lidl (which is open on weekends), are only a 3‑minute walk away. The motorway on-ramps on the A 40 are also immediately accessible. However, neither the station nor the motorway produce any noise.

The living room, bedroom, children’s room, and the hallway feature genuine light oak parquet floors with surrounding oak coving. The balcony, which is accessible from the living space, is tiled in a modern style and was fitted some time ago with new railings including safety glazing.
Keeping a dog is not permitted in the apartment due to the installed real wood parquet floors. The apartment is not suitable for a shared living arrangement.
At the tenant’s request, the built-in kitchen, the wardrobe in the bedroom, and additional furniture can be taken over from the current occupant by arrangement. However, the takeover of furniture is not a prerequisite for renting. The lease must commence no later than November 1, 2025; by agreement, however, it can start as early as September 2025 or on October 1, 2025.
