House for sale 5+1 • 125 m² without real estateClaußallee 9, , Saxony
The generously and practically designed, light-filled bungalow-style house is fully basement-equipped and has a living area of 113 m² on the ground floor, which is divided into 5 rooms, a kitchen, a bathroom (with a window, shower, bathtub, and two sinks), as well as a guest WC. In addition, there is a 24 m² terrace, of which 50% is counted as living space. All rooms and the dry basement are accessed from the central hallway, whose floor is laid with timelessly elegant travertine slabs. The master bedroom and the children’s room have been exchanged relative to the floor plan: the smaller bedroom now faces east.
In the basement there is plenty of storage space as well as two additional large, heated rooms that have so far been used as a utility room and a hobby cellar (with fuel storage marked on the plan) but could also be expanded into living rooms. The floors in the bathroom and guest WC are tiled, the kitchen is fitted with PVC flooring, and the other rooms have carpeted floors. A pass-through connects the kitchen to the living room. From the living room, kitchen, and children’s room, glass doors lead out onto the secluded terrace with a view over the back garden. The basement provides access to both the back garden as well as to the front garden and garage.
The basement includes a garage with a roller door. There is enough space on the driveway to park one or two cars. Water and wastewater connections are also located in the basement, so that in addition to finishing the heated rooms, the installation of a sauna would be possible.
The house, completed in 1979, was built using solid construction with bricks and cellular concrete blocks and has a good and robust basic structure. However, it is in need of renovation. The flat roof and the upper wall area beneath the surrounding wooden parapet were already insulated during construction with approximately 5 cm of Styrofoam. The roof was re-sealed in the 1990s and remains in good condition. In summer, even during extremely high outdoor temperatures and without roller shutters, the house stays pleasantly cool—thanks in part to several shrubs that provide shade and privacy—even though the roof is very sun-exposed and therefore ideal for future photovoltaic usage.
In the 1990s, the north and east sides were entirely insulated with about 5 cm of insulation and a low-temperature gas boiler from Rohleder was installed. According to the long-time maintenance company, although it is not the most efficient, its quality is good. It could continue to operate until technically mature solutions for environmentally friendly heating become available, as replacement parts are still obtainable.
The three-phase electrical lines, typical for the construction period, are made of aluminum. In 2022, sockets and junction boxes were re-pressed, an RCD (residual current device) and a new fuse box were installed. The tiling and fixtures in the bathroom, kitchen, and guest WC no longer meet today’s tastes, offering the opportunity to implement one's own ideas. The existing fitted kitchen is included in the purchase price and can still be of good use during the renovation work.
Garden and nature lovers will delight in the enchanting and secluded garden, whose lawns are adorned in spring with snowdrops and Alpine crocuses. Beneath fruit trees and berry bushes, delicious wild garlic, pink-blooming Balkan geranium, and ivy provide a green, flowering ground cover all year round. The terrace invites one to relax and celebrate with friends. A huge kiwi plant and a grapevine yield tasty fruits, while honeysuckle, clematis, and wisteria contribute to a splendid display of blossoms. The swing set with a horizontal bar not only makes children’s hearts soar but is also suitable for hanging clotheslines.
The 1979 house is located in Freiberg’s desirable Hospitalviertel in a quiet, green yet central area, about 1 km west of the historic old town. Surrounded by similar houses and friendly neighbors, its position at the end of a cul-de-sac with a small green square ensures it is especially protected and peaceful. The surroundings are primarily characterized by single-family homes and Art Nouveau villas with charming gardens and park areas, as well as the nearby Hospital Forest.
A doctor, pharmacy, supermarket (Rewe), dm, and a bakery are reachable on foot within 200 m in Friedeburg. In 800 m, one can stroll comfortably through the Ludwig-Renn-Park and animal park to the outdoor and indoor swimming pool with sauna. It is also an 800 m walk to the Hospital Forest. Schools and kindergartens are likewise within walking distance. The train station is only 1.5 km away and can be reached quickly on foot, by bicycle, or by car. Naturally, the location is well served by public city bus transport as well.
The university town of Freiberg lies between the vibrant cities of Dresden and Chemnitz (Cultural Capital 2025) and stands out for its historic city character as well as its proximity to nature, culture, and business. Since 2019, the “silver town” of Freiberg—with its beautiful historic center and local monuments such as the Reiche Zeche and the "Alte Elisabeth" mining show mine—has been part of the UNESCO World Heritage “Ore Mountain Mining Region.” Numerous cultural institutions, the theater, museums, the famous Freiberg Cathedral, the world-renowned mining academy (founded in 1765, now the Technical University), as well as many cafés, restaurants, and shopping opportunities make the town an attractive place to live for nature lovers, those seeking tranquility, commuters, and families. Regular festivals, the Bergparade, and markets continuously enliven Freiberg—founded as a silver town in 1168—and attract many visitors, including from outside the region.
Dresden and Chemnitz can be reached by car via the B 173 in about 0.75 hours. The train takes about 0.5 hours from station to station, and the scenic Ore Mountains are also quickly accessible. The highway is reachable in 20 minutes, opening up access to more distant travel destinations. The immediate surroundings of Freiberg also impress with excellent hiking and cycling paths along which one can discover traces of the region’s historically influential mining.
