The city of Cologne is offering a plot of land for the development of a single-family or two-family house (end row house) for purchase, or alternatively, under a hereditary building right agreement. The sale, or the granting of the hereditary building right, will be commission-free to the highest bid.

The plot is not located within the area covered by a development plan. The planning law compliance of the project is governed by Section 34 of the Building Code. According to this, “a project is permissible if, in terms of the nature and scale of the building use, the building design, and the building plot area, it fits into the character of the immediate environment.” A deviation from, and if applicable a higher utilization of, these parameters is possible only with the consent of the respective neighboring owner, subject to a building law review, and will result in an additional purchase price demand or an adjustment of the hereditary building rent.

The plot is 8.40 meters wide and has previously been used as meadow land.

Viewing appointments are not planned, since the plot is freely accessible.

There are no entries in Sections II and III of the land register.

The plot is located in the Cologne-Worringen district. The district, situated in the northern part of Cologne on the left bank of the Rhine, offers good infrastructure. The suburban train, accessible within a few minutes via bus line 120, provides rapid connections to Cologne’s city center. For car traffic, the highway connection (A 57) guarantees quick access to Cologne’s city center as well as to Neuss and Düsseldorf.

In Worringen, there are shops for everyday needs. In the district, there are daycare centers and two primary schools. Other schools are located in the neighboring districts.

The Worringer Bruch nature reserve, located southwest of Worringen, as well as the Rhine floodplains southeast of Worringen, provide opportunities for local recreation.
