It is located in the Unterbilk district, right next to Bilker Kirche in the charming Lorettoviertel, and stands out as a beautiful brick building, especially due to its richly decorated stylistic façade.
After many years of vacancy and neglect, we rose to the challenge of preserving this historic building from decay.
With great care and attention to detail, it was renovated and modernized in accordance with heritage preservation guidelines. Today, it shines with a new glow and houses five unique, age-appropriate apartment floors.
These apartments, which all remain in our own portfolio and are rented out, offer modern living comfort in a historic setting. We are proud to have preserved this gem of architectural art and to have breathed new life into it.
The building’s historic structure has been preserved as much as possible. Not only the external façades but also the interior of the building now gleams with renewed splendor. Doors, door frames, the staircase including the flooring, the wooden plank floors in the apartments, and the stucco on the ceilings were painstakingly restored with great attention to detail.
Access to the building is provided on the one hand via the street-side main entrance. An additional residential entrance is also available. To ensure barrier-free access, an elevator has been installed on the courtyard side, serving all five floors.
This elevator is connected to the new balcony system, allowing all floors to be reached easily and without thresholds. With the necessary authorization, the elevator goes directly to the respective floor and opens directly onto the terraces of the apartments. On the courtyard side there are also bicycle parking spaces, which are housed in a lockable metal cage and equipped with charging facilities for e-bikes.
There are no parking spaces available for cars. The inner-city, central location of the building is intended to encourage residents to use bicycles and public transport. In the basement, there is a utility room for building connections and, for each apartment, a storage room.
The property also features a unique energy concept. A water/water heat pump ensures that the building is energetically up to date with the latest technology. In doing so, even the old cast-iron radiators could be preserved, merging modern technology with the old-world charm.
The apartment comes with a built-in kitchen, which is included in the rent.
