Sold is a renovated farmhouse built of clay, constructed around 1907. Accordingly, it is not barrier-free. Additionally, there is a wooden barn. I recently received an inquiry asking whether the property has a garage. It does not have its own garage, but the barn could surely accommodate ten cars.

The brick-built stable was converted into a guest room (32 m²). Both buildings stand elevated on the slope at the southern edge of a small village. A neighboring property lies immediately adjacent, and behind that, the forest begins. In 2015 the windows were replaced and the ceiling of the top floor was insulated, and in 2018/19 both roofs were renewed. All connections (electricity, water, sewage, satellite system) are in place. Electricity is also supplied by two photovoltaic systems, and water comes from a private well. Heating is provided by a wood stove (storey heating) in the kitchen, which can also be used for cooking. Over the past ten years, the house has been continuously maintained at 10 °C during winter by means of infrared panels, which have also proven their worth during the transitional seasons. Ample storage space is available. For relaxation after a long working day, a small sauna (1.8 × 1.7 m) is available.

The house also comes with two shares in the Urbarial forest, where you can cut approximately 15 cubic meters of firewood (beech/oak) per year. There is 3,500 m² of private forest, which again is due for a thinning session.

Also part of the property is the meadow behind the barn, where three orchards provide plenty of fruit—from “A” as in apple to “Z” as in plum—for a large family. This includes rare plum varieties such as “Hartwiß yellow plum,” “Feys yellow plum,” and “Red Spänling.” Two “Speierlinge” plum trees could bear fruit in the coming years. Additionally, 120 Uhudler vines offer an annual yield of about 300 kg, making it possible to produce juice or wine—the famous “Uhudler”—on your own. An area for free-ranging chickens has been prepared; wire and stake fencing are stored in the barn, and the final setup would take only a few hours of work. The meadows around the house cover nearly one hectare in total and are also well suited for keeping animals (list available in the photos). All in all, you are well-equipped here for every eventuality—a true "prepper" property.

The journey from Vienna takes about two hours, from Graz about one hour.

Unfortunately, on June 3rd, hail struck and destroyed a large part of this year’s harvest (wine, etc.), though a month later all affected plants had sprouted new leaves; however, most of this year’s harvest will be lost.

In the village there isn’t much available, but there are local suppliers and inns in the surrounding towns. I have never tried public transport, but there is the BAST (call-a-collective taxi). A big plus is the location in the "Weinidylle" nature park. Large areas of the plain have been preserved in a small-scale manner thanks to premium payments, resulting in a landscape that is much like it was 50 years ago.
