For sale is a multi-family house, which was completely modernized in 2015, either as an investment property or for owner occupancy!

The house was thoroughly modernized 10 years ago, and the following construction measures were carried out:

Main building – new roof, all pipelines renewed, electrical system renewed, windows renewed, floors renewed, courtyard repaved, staircase renewed, apartment doors renewed, complete exterior facade renewed.

The building consists of four spacious residential units, with three in the main building and one in the rear building. The house is heated by a firewood stove with two buffer storage tanks, which is also responsible for heating the water. Approximately 50–60 ster of wood are needed per year. We can gladly put you in contact with our reliable and very cost-effective wood supplier. The stove must be refueled several times a day during the winter months, so the property is rather suited for someone who lives nearby, wants to move in themselves, or is willing to delegate the heating to a caretaker service. Currently, there is an arrangement with a tenant who reliably takes care of the refueling for us; however, it cannot be guaranteed that this arrangement can be continued with the new owner, so it would need to be discussed explicitly with the tenant. In the summer months, the stove must be refueled every 2–3 days for water heating.

Of course, there is also the option to replace the heating system with pellet, solar, etc., to enable automatic heating.

In addition to the 2 parking spaces, the property also has 3 garages—one of which is occupied by the buffer storage—and the other two garages are used as wood storage. Additionally, there are 2 attics that are accessible via the attic apartment. The house is partially basemented with a vaulted cellar.

Neustadt an der Aisch has excellent connections via the southwest bypass to Fürth (approximately 30 km) and Nuremberg (approximately 40 km), as well as to Erlangen and Würzburg.

All the apartments are fully rented; the tenants have been living there for many years and reliably pay their rent every month with no outstanding amounts. This can also be substantiated by our bank statements before the purchase.

Some of the apartments are equipped with fitted kitchens, which will remain in the apartment when the tenant moves out. The appliances are mostly the property of the tenants.
