I am moving into a larger office and am looking for a commercial replacement tenant starting from September 2025 for rooms 1 and 2 (see floor plan). The rent is €850 net plus 19% VAT, i.e. a total price of €1,011.50 per month.

These are two office rooms in a shared office space. The two rooms have their own private entrance. The other tenants use a separate entrance.

You enter through the main door and reach room 1 (currently used as a waiting room). Through the shared corridor, you access the two shared toilets (modernly renovated). At the end of the corridor, you arrive at the shared kitchen as well as room 2, which is currently used as a consultation room. The window opens onto the landscaped inner courtyard. The ceiling height is 2.90 m.

The premises are located on the ground floor in a shared office with three other tenants (who do not have client traffic). The other tenants use a separate office entrance located in the kitchen.

The rooms are rented unfurnished. They feature real hardwood flooring, and WiFi is available. The kitchen is equipped with a refrigerator, kettle, coffee machine, etc. If needed, a parking space can be rented at an additional cost.

Viewings are available by appointment and can be arranged on short notice.

The offices are within walking distance of the U2 Mohrenstraße and U6 Stadtmitte stations (each about 2–3 minutes), and are close to Friedrichstraße and Leipziger Straße.
