We offer you our house, which is especially suitable for families with children, with kindergartens and several schools within walking distance.

Although the lot itself is hidden from view, the sun “circles” the house. You can follow the sunlight on the various terraces (with awnings).

Or sit and relax on the loggia—which is always cooler since the sun doesn’t reach there. When the outside temperature recently hit 38°C, we measured a pleasant 25°C inside the house. In the morning, simply lower the shutters halfway, extend the awnings, and the triple-glazed windows take care of the rest—always creating a wonderful indoor climate, in both summer and winter.

During the in-between seasons, the conservatory proves ideal—allowing you to enjoy nature even when it rains or is windy, safely sheltered under glass.

When you return from shopping, you can open and close the carport gate with a remote control.

Likewise, the garage—should you need extra storage.

Volksdorf, a district in northern Hamburg, is very popular due to its many green spaces and woodlands, and its town center which offers everything—from doctors of every specialty, physiotherapy practices, a drugstore, bakery, various restaurants, cafés, one cinema with three screening rooms, a market twice a week, to public transportation like U-Bahn connections (30 minutes into the city, including easy access to the Elbe Philharmonic Hall). This beautiful house is located on a purely residential street.

The villa is very bright overall, with triple-glazed windows and terrace doors that let in plenty of light—one of which leads into the conservatory, accessible from both sides. Pleated blinds help keep excessive sunlight at bay. It works wonderfully as a greenhouse!

The generous entrance area of the house leads to the first bedroom, the kitchen, the dining room, the living room, the guest WC (one of a total of 4 WCs in the house), or down to the basement. The flooring here is designed with designer vinyl planks. In the living room and on the upper floor, carpet has been laid. The living room is divided by a fireplace wall that allows the fireplace to be used from both sides. The dining room is open to the kitchen. The high-quality wooden kitchen features a granite countertop, a five-burner Ceran cooktop, a steam oven, a microwave, a convection oven, a grill, a side-by-side refrigerator/freezer combination with an ice-maker, a dishwasher, and a deluxe Villeroy & Boch sink.

Upstairs, the loggia is particularly appealing—especially on hot summer days, it remains a cool spot… Blinds here keep the sun out, and in the lower level, the shutters are electrically operated.

A large bathroom features a whirlpool bathtub, bidet, WC, a double sink, and a spacious, curbless shower with a rain/jet effect. Particularly noteworthy is the laundry chute in the basement right next to the washing machine and dryer. The 300 liters of hot water are heated by solar panels on the roof.

Almost every room has an internet connection.

Of course, we also benefit from the fiber-optic cable.

Between the two bedrooms is a comfortable dressing room. The second bedroom opens up into a home office. An additional guest WC adds to the comfort. No matter which window you look out of—or from the loggia—you always enjoy a view of greenery, and the rooms are not visible from the outside (as is the entire property). In fact, with minor structural changes, it is absolutely possible to create five bedrooms.

The basement offers, in addition to a utility room (also equipped with a TV connection, so that ironing isn’t too dull), a bathroom with a shower (with a level entry) and WC, a storage room, a small office, as well as two rooms of about 30 m² each for various hobbies. With a ceiling height of 2.50 m, underfloor heating, classic “Hamburger” baseboards, and stucco, it is truly a cozy basement!

There are several terraces with motorized awnings. The garden pond is home to approximately 30–40 fish. A water cascade provides soothing sounds and cooling in the summer; it, like the awnings, is electrically controlled. The sauna house features a small terrace with an awning—perfect for relaxing afterwards or even heading straight into the whirlpool for refreshment.

At the two outdoor water points, an extra water meter ensures that more economical water is available since we have a biotope.

The garage includes a folding staircase that grants access to an attic covering the entire area of the garage and the sauna house—providing an extraordinary amount of extra storage space.

Both the carport gate and the garage are operated electronically via two remote controls each—allowing you to open them from your car as soon as you arrive. The double carport area offers a wonderful play space—ideal for table tennis or similar activities—since it is fenced in.

And why are we selling, when everything is so beautiful and wonderful? We still feel very comfortable here and are happy in this house—but we have “grown older” and have now purchased a plot in Volksdorf to build a bungalow.
