A charming half-timbered ensemble (two houses) in the historic Oberursel Old Town, quietly located, with a garage and two to three potential parking spaces, a small courtyard garden, directly at the first Oberursel city wall ring.

House 1:

Half-timbered house, probably built immediately after the Thirty Years’ War, around 1700, newly constructed on what is presumably a roughly 500-year-old vaulted cellar with unburned old wood (oak).

On the ground floor there is the living room, an entrance hall, a kitchen, and a dining room. The hall, kitchen, and dining room could be merged.

On the upper level there are three rooms; one was used as a bathroom, but the fixtures have been removed.

A corner of the dining room at the back was affected about 20 years ago by a house mold infestation from an adjacent property that has since been demolished. No further damage has occurred there since.

House 2:

Probably originally built as a barn directly attached to House 1. Year of construction is unknown. It was probably converted into a residence in the 19th century. On the entrance level (which is at the basement level of House 1) there is a small bathroom and a small room with lower ceiling height. Behind that is an annex housing the pellet heating system and, next to and above the heating unit, the pellet storage room with a large capacity (approx. 13–15 tons) including a reserve area.

On the ground floor level of House 1 is the living room and a small study. Here the ceiling is very high, over 3 meters, although the doors are low.

In the attic of House 2, there was a small chamber separated by a board partition (which has been removed) and a small room. These spaces could be combined into one bedroom.

Both houses were connected on the ground and upper floors by an opening. There are architectural plans available that envisage developing the two houses into two independent units again, although a joint use of both houses is equally conceivable.

Both houses are listed as historic monuments, which makes investments in the houses well tax-deductible and may allow the generation of funding; however, certain structural changes have to be coordinated with the monument preservation office.

The houses are located within the first city wall ring of Oberursel at the intersection of two narrow alleys; the alley directly in front of the house is a pedestrian zone, while the second alley is a narrow lane with little vehicle traffic. In summary, they are centrally located in Oberursel and yet very quiet.

The location is in direct proximity to the Oberursel Market Place and many shopping opportunities. S-Bahn and U-Bahn stations are within walking distance. A well-known restaurant is located directly opposite and there is a wide selection of other dining options in the entire city center nearby.

A kindergarten and elementary school are about 200 meters away; all other schools are within walking distance. There are recreational opportunities right nearby, along with indoor and outdoor swimming pools, a community college, and doctors all within a short walk.

Oberursel has good motorway access via the A661 to the Bad Homburg interchange on the A5.

The building was partially inhabited until a year ago. A renovation around 1990 was not completed. There are some construction damages, insulation is largely missing, and the roof requires attention.

A few rooms have been furnished for living, while others remain in a shell condition. The only bathroom so far no longer meets current standards.

There is a significant backlog of renovations; direct habitation is not possible.

During the renovation work that had started, mostly traditional craftsmanship techniques and clay construction were used.
