Byt má dispozici 1+1. Kuchyň je samostatná a umístěná v chodbě, hlavní místnost je prostorná a dá se pohodlně rozdělit na dvě části, třeba závěsem - ideální, pokud chcete mít oddělené spaní a obývák. Kuchyňská linka je nová, dělaná na míru a vybavená včetně myčky. K dispozici je i pračka, rozkládací gauč, jídelní stůl, židle a pár věšáků. Wi-Fi je v ceně.
Byt je v suterénu, ale rozhodně to není mínus - v létě je tam příjemně chladno a v zimě se rychle vytopí díky novým topným tělesům EVO, která využívají sálavé teplo (nevysušují vzduch, nevíří prach a jsou úsporná).
Nájemné je 20 000 Kč měsíčně.
Poplatky za vodu jsou cca 1 500 Kč měsíčně pro dvě osoby. Úklid domu a svoz odpadu se vyúčtovává podle reálných nákladů.
Elektřinu si nájemce může převést na sebe (PRE), nebo se domluvíme na zálohách podle počtu osob.
Byt je vedený jako bytová jednotka - nejde o ateliér ani nebytový prostor - takže si zde můžete zřídit trvalé bydliště. S tím je možné vyřídit i zvýhodněné parkování v modrých zónách Prahy 5.

I’m renting out freshly renovated 44 m² apartment located in the lower ground floor of a traditional apartment building in Smíchov. It’s ideal for one or two people.
The location is great - just an 8-minute walk to Anděl metro station (or one tram stop), and about 10 minutes on foot to Jiráskovo náměstí.
The flat has a 1+1 layout. The kitchen is separate and located in the hallway. The main living room is spacious and can easily be divided into two zones with a curtain or screen - perfect if you want to separate the sleeping and living areas. The kitchen was custom-built and comes fully equipped, including a dishwasher. There’s also a washing machine, a fold-out sofa, dining table with chairs, and some basic furniture like coat racks. Wi-Fi is included in the rent.
Although the flat is on the lower ground floor, it has its perks - it stays pleasantly cool in the summer without needing air conditioning, and in winter it heats up quickly thanks to new EVO heating panels that use radiant heat (they don’t dry out the air, don’t stir up dust, and are energy-efficient).
The monthly rent is 20,000 CZK.
Water charges are about 1,500 CZK per month for two people. Cleaning of common areas and waste collection are billed according to actual costs.
Electricity can either be transferred to the tenant (PRE), or we can agree on monthly advances depending on number of occupants.
This is an official residential unit - not an atelier or non-residential space - so you can register your permanent residence here, which also makes it possible to apply for discounted resident parking in Prague 5.
Pets are welcome upon agreement.
Available from mid-August, or by arrangement.
