The 2-room apartment of a high standard spans 45 m² and will be occupied for the first time following an extremely extensive renovation (see "Remarks on the Equipment"). This property is a former retail space that has been converted into an apartment (previously: health insurance office). Due to its location on the ground floor, the apartment offers barrier-free access. It has a separate entrance with its own house number and mailbox.
The layout impresses with a newly installed kitchen that is openly connected to the living room. A highlight of the bathroom is the level, walk-in rain shower. A small storage room equipped with a connection for a washing machine has been added. Thanks to electric blinds, the bedroom can be completely darkened. The former shop window has been fitted with a privacy screen and partitioned off. The space created right next to the bedroom is ideal as a dressing room, walk-in closet, or simply an extra storage room.
Particularly noteworthy is the close proximity to Bergische Universität Wuppertal (see "Location Description").
As this is a former retail space, unfortunately, there is no basement storage room affiliated with the apartment. The other apartments in the condominium are accessible via the entrance in the main building. There you will also find a drying room in the attic (3rd floor) as well as a basement hall with the gas and electricity meters and the garbage bins stored there.
Parking is available in public parking lots directly in front of the property, alternatively on the adjacent streets "Augustastr." or "Oberer Grifflenberg" (all without any time restrictions).
The listed additional costs refer to the usage by one person and do not include heating and hot water expenses. For two persons, additional costs of approximately 130 euros should be expected. Heating costs are settled directly with your energy provider.
The exact year of construction of the building cannot be determined, as the Wuppertal building archive was destroyed during World War II. It is estimated to be around 1930 (+/- 5 years). There is no historic preservation status.
Due to the separate entrance, separate house number, and the independent heating system, the apartment constitutes an independent building as defined by the GEG 2024. Therefore, an energy certificate for this apartment is not required pursuant to § 79 (4) sentence 1 in conjunction with § 3 (1) number 17 of the GEG 2024. An energy certificate does exist for the main building containing the 8 apartments, which can be inspected upon request. However, this certificate expressly does not apply to the apartment in question.
The apartment is located in immediate proximity to Bergische Universität Wuppertal. The residential area is also referred to as "Grifflenberg" or "Obere Südstadt." Schreinersweg is a side street. It is one of the most attractive residential locations near the city center.
