The ground floor consists of a hallway, a kitchen with an adjacent office, a spacious bathroom, and a combined living and dining room. The upper floor offers three bedrooms.
Access to the garden is via the kitchen.
The bathroom was completely renovated five years ago (40,000€). The electrical system on the ground floor was also completely renewed five years ago. In 2024, the entire ground floor was renovated, including a new entrance door and new windows. Exposed wooden beams and fireplaces in the kitchen/office as well as in the living-dining room create a very cozy atmosphere and warm the house up very quickly.
The fitted kitchen is being completely taken over – a new refrigerator and a new dishwasher were installed in 2024.
Currently, on the upper floor, two small rooms are being converted into one beautiful, spacious room. With new insulation under the roof, new windows with electric roller shutters, new floors, walls, etc. – here too parts of the beams are left exposed. Some of the supporting ceiling beams have been reinforced and/or replaced. In theory, it would also be possible here to connect a fireplace to the additionally installed stainless steel chimney. Installing air conditioning throughout the entire upper floor area is still possible, as the roof structure is easily accessible.
The property includes a portion of the Lohbach stream.
Heating can be provided by either a Vaillant gas boiler or by two installed and approved fireplaces. We only used the heating in the bathroom, as the fireplaces warm up the house very quickly – which represents real cost savings. The current wood supply should be sufficient for the next two winters. There is dry firewood in the basement for starting and burning, and approximately 10 solid cubic meters in the garden for splitting. All the equipment for splitting, sawing, etc. can be taken over as well. A new hydraulic wood splitter was acquired in 2025. The 750 kg trailer could also be included with an offer – it is only 2 years old and still has TÜV certification for another year.
The house is fully basemented and features four separate rooms, a washing machine connection, an access to the garden, and an entryway with a door to the living area.
There is a garage with a parking space in front of it.
The pictures of the upper floor are not very informative due to ongoing renovation work, so they do not do justice to the spatial impression. Please feel free to visit the property to form your own opinion.
The garden offers many possibilities for personal customization. The pavilion (new in 2024), the swing, and the garden furniture (new in 2024) can be taken over at no extra cost if desired.
It was planned to install a new fence with an electric sliding gate this year – an offer is already available. In addition, the house could use a fresh coat of paint, and the remaining two rooms on the upper floor need to be renovated. I estimated the total investment, including a lot of DIY work, at around 15,000€. This is quite manageable – the investment amount can be discussed during an on-site visit.
Within walking distance, there are elementary schools, kindergartens, a swimming pool, an outdoor pool, sports facilities, and playgrounds. The two S-Bahn stations can be reached on foot in 15 minutes. There is a Lidl supermarket 500 meters away. The city center and the weekly market are accessible within 5 minutes on foot.
The energy certificate was rated E prior to the energy renovations. If it were updated, the rating would surely be at least in the B/C range.
