House for sale 6+1 • 150 m² without real estate, Schleswig-Holstein
, Schleswig-HolsteinPublic transport 1 minute of walking • ParkingThis beautiful old villa from the founding period near the Baltic Sea was built in 1908. The sunny plot measures 769 m². The living area is approximately 150 m², plus a covered terrace of about 30 m².
The house has a side entrance and another rear entrance to the covered terrace, which we use as the main entrance.
On the ground floor there are three rooms, two of which are connected by a door. There is a kitchen, hallway, and a bathroom with a toilet, bathtub, and shower. On the upper floor there are 6 rooms that can be adapted or converted as needed, so that you essentially have three and a half rooms upstairs. Additionally, there is an open gallery.
The house is centrally located on a main road with good access to the A1 highway. By car, it takes 10–15 minutes to reach Großenbrode, Heiligenhafen, or Weißenhäuser Strand. The Baltic Sea, for example, can be reached by bicycle in about 20 minutes, as there are many bike paths in all directions. Bus stops are located 150 meters away.
A nature reserve can be reached in about 5 minutes on foot, where there is also a dog playground.
A well-developed educational infrastructure with several schools and kindergartens is available within a 1.4-kilometer radius. Also in the vicinity, there is a hospital and excellent medical care with many specialists. Shopping opportunities are available approximately 4 minutes away on foot.
The center of Oldenburg, with many other shopping opportunities, is about 1000 meters away.
The bathroom on the upper floor, equipped with a shower and washbasin, is completely new. The toilet is separate.
The roof was re-covered in 1999, and at the same time the ceiling of the top floor was insulated. The wooden windows date from 1999, are double-glazed, and sound-insulated. There is a partial basement with a boiler room and oil tanks (3000 L), as well as a storage room with connections for a washing machine and dryer. The Wolf oil central heating system is from 2004. The rainwater and wastewater pipes to the sewer were completely renewed in 2005. In the living room there is a new fireplace stove from 2024. In two fireplaces, new stainless steel flue pipes were installed, in 2002 and 2024. Two split air conditioners, for both cooling and heating—one on the upper level and one on the ground floor—are from 2023. There is also a balcony power plant with 4 solar modules.
A new meter/electrical distribution board in the basement dates from 2023, and new electrical circuits have been installed.
In the living, dining, and bedroom on the ground floor, there are wooden floorboards, while the kitchen and bathroom are tiled.
High-speed internet via a fiber-optic connection is already available. There is also a satellite dish with a 4-fold LNB. In the garden, there is a compost corner and a raised bed made from old pallets.
Our actual consumption values (for 2 people) amounted to approximately 2600 liters of heating oil and about 2000 kWh of electricity per year, with about 900 kWh generated via the PV system with storage.
The energy certificate is available at viewing. If we have sparked your interest in the house and you would like to schedule a viewing appointment, please contact us by e-mail. When you do so, please be sure to include your name, address, and telephone number. We will call you back.
Thank you very much.
Yours sincerely
